. We have our 3 mths inspection tomorrow and I have pages of lists. Will report back and let you all know how its going

Had a pleasant suprise today, our 3 mth inspection went smoothly and he agreeded with all our concerns. I wish this was the person who built the house in the first place - very good to deal with and we have a date booked in when the work is to be carried out. Also after 3 mths of reminding, we have finally had someone come out to get to work on removing stains from our bricks. They look much better but will only really be able to tell once the bricks have dried.

Unfortunately it has been our experience (many times over now) that, when things go wrong and you have to complain, everyone makes all the right noises and tells you how sorry they are and that they will see that it is rectified immediately.....and it never happens and you never hear from them again until you chase them repeatedly and the whole cycle starts again.

I really am truly sorry to be such a downer in this thread, but I'm beyond unhappy and disappointed. I'm completely resigned and defeated by this whole experience. Everyone keeps telling me that it will all have been worth it in the end, but to be honest this has left such a bad taste in our mouths I'm afraid I will never be able to live in that house and feel anything but the trouble and the angst that we bought. Not to mention that I honestly have serious concerns about the quality of the home that will finally be delivered because the attitude we are getting seems to be that we only paid a quarter of a million dollars and as such cannot expect really good quality, despite what was initially advertised and promised to us

Ebony, does PD have a specific person, or persons, whose job it is to inspect and approve display homes before they are opened? If so I would like that person to go and have a look at our house when it is finally deemed complete. If PD will stand by the quality of the home they are building us then they will have no issues with me inviting the people visiting the display homes next door to come on in and take a look at ours.

Secondly, my god, you sound so flat, this is a real shame, after all the blood sweat and tears for it to come to this is downright terrible... There are PD HQ's around, I would seriously take a wander into one and find the biggest level of management present. Take it higher. and then ring the HIA.

Some of these things have been "fixed" and I use quotation marks like that because what I really mean is covered up temporarily or that the repair is almost as bad as the original work. Some of them PD refused to acknowledge as an issue. I know you only said five things, but those are the major ones that spring to mind, although there are plenty more.

I did write a very detailed response on all of these points and included the recommendations our independent inspector made, but decided not to post it because, in fairness to PD, someone contacted my partner today who is apparently the boss of the last person we complained to (who is the boss of our SS). They are apparently going to meet at our house on Monday (don't know if that means the meeting today went ahead or not) to see what is going on and to go about getting whatever still needs doing done, so perhaps our concerns will finally be address and fixed to an acceptable standard and I won't have any more cause for complaint. So, the new latest is that someone will call us with an update on Monday. It's quite a saga in itself all of these phone calls promising phone calls that more often than not don't occur!

I'm glad that someone from PD is taking action. Shouldn't resport to this but at least you have been heard. PD need to control there contractors. Sometimes they can give PD a bad name. Overall PD is a good company but sometimes contractors and employee can cause you some pain. I guess thats the same for all business.

That's 90% of the problem. **** tradies doing a crap job bring down the quality of the home and therefore the company...but when all's said and done, the SS has to approve/pass the quality of the work, so it does stop with him really

Well we have a slab down, roof on, power and gas roughed in, Solar panel on the roof and heating and aircon in...

Minor glitches;
- Wrong colour meter box..
- some ordinary workmanship in the timber frame, not just by framers but also by other tradies who don't seem to care to much..
- Someone does not know the difference between HDMI and Component video cables..
Major glitches
- Solar panel in wrong spot
- Bricks...

Bricks is the big one I want to give people a heads up so they don't end up in the same spot as us...
It is pretty obvious that bricks are a pretty important part of the overall house.
We chose Austral Bricks Homestead Tan, this was after looking at bricks at Austral display and looking at another house that PD was building at the time.
As I had done my back I was not able to watch bricks for a few days, however as soon as we seen them it was pretty apparent that there had been a big change or a big mess up..
After a bit of research it seems that;
- Austral has changed the brick although it still has the same name.
- PD get a custom Homestead Tan.

The brick that we took to Hopetoun interiors had 3 holes in the brick, the ones we have received on site have 11 more holes.. a total of 14!!
They look really cheap and a lot of them have cracks as they are quite thin between the holes.
They are less consistent in colour and the look of our house has now changed from a clean modern look to a more rustic appearance.
Upon taking the 2 bricks to Austral they said that the original brick was 'the old homestead tan' (which was still on display in the brick walls) and the other brick was not theirs!! When I advised it was their brick they asked who the builder was.. as soon as I said PD they did not want to talk anymore.. that's ok though as once you learn that lesson you can talk to other branches... hence the point re custom homestead tan.

It has become a real pain as the exterior colours for the rest of the house were based on the brick we showed at colour selection..
Whilst bricks can change in colour, the significance of this is such that consumers need to be told prior to laying the bricks.

After a bit of pushing and explaining we now have a meeting on site on Tuesday with PD and Austral so will keep people informed, however we felt it was important as this is a colour that many people use... make sure you know what brick you are going to get..

It is pretty sad that this has occurred as we were on track and stress was behind us.. but now the heckles are up.. ::angry::

For all those who now have had their brickwork completed, may I ask roughly how much did the brickwork overhang the edge of the window / garage lintels?

I ask, as along some of our window openings the brickwork overhangs by around 20-30mm which due to the holes in the centre of the bricks makes the area look unsightly and poorly finished.

Waiting, waiting, waiting, on a phone call that is probably never coming from our SS about when our house that is now almost a month over contract will be ready for PCI......

No, not exactly. Our SS hasn't called as he was supposed to on Tuesday, but I'm not terribly surprised since that call was supposed to come last Tuesday, the Monday before that and then sometime the week before that. My partner called the Lifestyle East manager today, to ask why it has been over a month since we heard from him considering that we were put into contact with him because it had been over a month since we heard from our SS. I don't have the strength to go back over my posts or my diary to see just how long this has been going on, but it has been a long time since we did our first (and second) PCIs, that turned out to be not PCIs, and as our home sat there with little done to it for a prolonged period of time after both we still don't know what is going on or when we can move in.

Is there no accountability within PD for the fact that every single person we have dealt with has been outrageously inept throughout the duration of our build, often even being rude and insulting? That the quality of our home in many ways is appalling? That we are over contract date by almost a month and nobody bothers to contact us proactively? That our house sat there for 6 weeks or so with nothing actually done to it, despite numerous promises that we would be able to move in during that period?

The latest is our SS and the Lifestyle East manager are apparently meeting at our block tomorrow to see what is happening and both have claimed that they will call us tomorrow and let us know what is going on. Of course, this exact thing also apparently took place some time ago and nothing came of it, neither of them contacted us and we only got a follow up after an email to our CSC, who for once sent us a prompt reply and said everything was under control but gave little details. That last contact was two weeks ago now.

I've had an absolute gut full of this to be perfectly honest and if we get called in to do another "PCI" and the issues we had (many of which were major issues picked up by our independent inspector and were clearly not within the building standard and tolerances) have not been fixed I'm going to escalate this as high as I can go, publicly if need be. We will not be falling for the "move in now and we will come back and fix everything afterwards" line that a lot of people fall for and regret it when months, in some cases over a year, they are still waiting.

Please pass this on to whomever may care within PD, because we do live two block away from a very new and very busy display village and if we ever do get to move in I do intend on inviting people visiting the displays to come in and view the quality of our home for themselves. I will not defame PD in any way, but I have every right to invite people into my home and the quality of the house you provide can speak for itself. I'm not going to go and buy a house in Toorak, as our SS suggested, as he is either unable or unwilling to uphold the standard of quality that PD claimed to provide when we signed on the dotted line. I just want what we are paying PD for, as per our contract and while I don't expect it to be a palace, I do expect the quality that PD profess to deliver. Your employees ought to take a little pride in the work they do and if they would not accept that kind of quality in their own home they shouldn't expect paying customers to do so either.

I know our SS has been telling everyone that we are unreasonable and are expecting too much but that is not the case at all. We've been so patient and willing to compromise on many things and yet your service and the manner in which you treat us, as your customers, could honestly not be worse. When we complain everyone makes all the right noises and promises and then we never hear from them again and nothing improves.

Last night we were looking through the PD contract of friends of ours and noticed a few differences in the prices of things. We are both building prestige 33 square houses in Saltwater Coast. Our contracts were signed about 2 months apart from each other, us earlier.

The strangest difference was the price for the bush fire assessment. Ours is $600 and theirs is $250. Our blocks at most are 800 metres away from each other and are exactly the same size! :th:

So what I was wondering is, how much was your bush fire assessment? and, why would the price be different?

Fare question. Thou you may be building the same house on the same sized land and in the same area; there is probably a reason why there is a difference in the cost of Bush Fire Assessment. I would suggest you should contact your Building Coordinator who could perhaps sit down with you and explain this in more detail, have you asked them about this? No we already built with PD 2 years ago - we built the Cremorne and are now in the decorating stages which is why I wanted to know the paint colours

I don't think my building co-ordinator/CSC is with PD anymore - her name was Krystal Zammit.

If you could find out for me (or anyone else building with PD) it would be great as I think Hopetoun only deal with current clients and don't think they would have time for an old client

Yes, the display homes have BSS Indepdent Quality Inspections carried out throughout the build process and again at settlement where the Inspection Certificate is provided. These inspections are carried out in exactly the same way for a client's home. Clients can also choose to get the home independently assessed seperately to the BSS Inspections at their own cost, but this is only if they really want extra piece of mind. I hope this helps. Yes, the display homes have BSS Independent Quality Inspections carried out throughout the build process and again at settlement where the Inspection Certificate is provided. These inspections are carried out in exactly the same way for a client's home. Clients can also choose to get the home independently assessed separately to the BSS Inspections at their own cost, but this is only if they really want extra piece of mind. I hope this helps. While I would love to believe that, there have been plenty of posts to the contrary. I have also been advised that PD will not share the inspection with the client? Can you confirm this is correct? If so.. why?

I think its in the best interest of the client (of any builder) to get the independent inspections completed, your talking about 200k+ and there are plenty of examples of where the inspections have picked up pages of defects that would have never been addressed otherwise.

Hi,

Just wanted to ask about the 2000 litre water tank we have to install. I am looking at doing this after handover, inorder to save some money. As part of the build, I would require PD to connect all the WC's, ensure there is mains water supply backup and provide overflow to stormwater. For all of this, PD want just over $2K.

Just wanted advise on if I need all the above completed during the building phase.

PD charged me $869 for connecting 4 toilets to a tank, strom water over flow and GPO. I'll buy the take after handover.
