A little concerned as we have no window in one of the bedrooms and it's been raining a lot. The rain has been coming inside and getting the floors and plaster. Should I be concerned?

If the plaster gets rain damaged it'll need replacing. I just don't get why they don't wait...

It's more cost effective for them do a reverse build, even if they have to replace damaged items.

They just leave it to dry. They won't do anything about it, as much as it hurts too see your house like that.

For Prestige build do we know the whether the Sliding doors are from A&L or Stegbar manufacturer ?

I know windows are from Stegbar however i am unsure of the sliding doors to the alfresco.

I agree fademan were really happy with our boutique stacker doors. An upgrade you'll never regret.

Just wondering if anyone has ever selected the bifold servery window like they have on display in the Astor Grange at Point Cook?

We have and it's been nothing but an ongoing nightmare since about November last year. I get the feeling no one ever has before as they don't seem to know what they're doing with it.

There are locking pins on the bottom that should be going into a metal lug or grommet but i'm being told the manufacturer doesn't have anything for it so straight into the stone is all they can do, which i've read online will just chip away at the stone.

They have also drilled gigantic holes at least 4 times bigger than the pins themselves, they have said this is the standard size holes they do for these pins but that seems utterly ridiculous, they aren't even centred! In the photos below the pins still have the protective plastic covers on, once they're off they'll probably only be 5mm, the holes are at least 20mm and to me this looks terrible, especially considering this window with the bench extending out into the Alfresco cost us almost $7000

There are also giant gaps around it as they originally ordered the wrong window and the replacement was smaller for some reason. So that will all have to be filled in, overall very much regretting picking this option

Hello everyone,

Posting for the first time after being a silent observer to the threads.

We are building with Porter Davis. Just in the final stages of signing the contract. We are upgrading to the Luxe pack in Smart Living range. Can anybody please guide me on what are "Traditional Option 2 NC Staircase"? How do they look? Any pictures of NC Option 2 Staircase would be appreciated. We get these as an upgrade to the normal staircase. Are these staircase carpeted? We don't want our stairs to be carpeted. Is this possible? Our standard inclusions have the below description for staircase. How is Option 2 NC Stairs different than standard inclusion.

Staircase Standard inclusion:
• Cover grade treads, risers and paint grade closed stringer,
Cover grade bullnose tread, Balustrade.
• Paint grade 110mm square newel post (plain profile) with cap.
• Stain grade 80mm x 42mm handrail and paint grade 87mm x 32mm bottom rail.
• Paint grade 42mm square balusters (plain profile).
• Paint grade 110mm x 32mm pencil round void plate.
• Note: Includes balustrade to first floor void area and framed
under stairs.
• Raked under top flight, all dimensions are approximate and
house specific.

Can anybody shed some light on staircases?

Congratulations on your choice of Smart Living home, my wife and I have been to look at both the Cornerstone (Hampshire 25) and the Alterstone (Kennedy 20) displays for the Smart Living range and have been very impressed.

Your Traditional option 2 Staircase should look something like this photo, although this one is for the Forsyth house and your one does turn 90 degrees when your half way up

It will not be carpeted and will have a dark timber stain finish. Depending on your style (Classic, Traditional, Contemporary or Resort) will depend on the stain colour. I am assuming because you will be getting the Traditional Staircase that your chosen style is Traditional. I can't remember which colour stain you will get, but your sale consultant will be able to show you a sample if you head into the display home, or sales centre.

We are getting the Classic option 2 and below is what our description looks like......

It's good to know we get the stained timber finish. Are you building from Smart Living Range too? I haven't come across anybody who is building from Smart Living range.

We have chosen Designer style which has a dark stain to stair handrail. However, the description in inclusion list is not very helpful. Our sales consultant has agreed to having timber finish stairs verbally. However, he would not confirm it over an email and has advised me that this has been referred to head office and will be taken care of during contract stage.

We are not very confident if things will happen as agreed verbally with sales consultant on the contract signing day.

We are currently building an Advantage range home, but are looking at Smart Living for an investment property, we have done a little bit of research into Smart Living, but not as much as we did for our Advantage range home.

I mistakenly thought that the description you had included was for the basic inclusion staircase and not for the upgraded staircase. I've had a much closer look at the description you included and it does look like it is only stained for the handrail.

There are quite a few mentions of paint grade in your description, if this is the description for your upgraded Traditional option 2 staircase then it looks like it won't be stained after all.

If you can't get the Sales Consultant to commit to the staircase being non-carpeted and stained in writing, then I think you are justified feeling no confidence that it will actually change in the contract. I've heard that these Smart Living homes are not very flexible with changes being made.

If you don't see a description similar to the one I included in my previous post in your contract, then don't sign it. They will hold you to the exact letter of the contract, so if it doesn't say what you want then don't sign it till they actually include the correct wording.

I agree. There is not much you can change in Smart Living. Poor product introduced by PD. We can't even get PD to add a door to an ensuite as they strictly deny to have any changes to the house. I wouldn't recommend Smart Living range product if you are looking at making any changes to the plan for your investment property. We should have thought about it before signing the quote. I am afraid I would have $1000 out of pocket expense post handover to get the door installed to our ensuite.

Well, our standard inclusion says cover grade treads and risers. You read it right. I added the detailed wordings from our standard inclusions. However, on the upgrade brochure it's just 1 line. It says "upgrade to traditional option 2 NC staircase" in Luxe pack. We have upgraded to luxe pack. Not much information to rely on. Couldn't find anything on the internet regarding NC staircase.

I have asked our sales consultant to confirm it again. Let's see what he comes back with. I hope he agrees to have it writing from the Head office that we do get timber stained staircase.

We are building from a Smart Living range which is a poorly designed product from PD. Only realised after signing the quote and paying a $2K deposit. World of Style is not related to Smart Living range. We only get limited (4 to be exact) themes/styles to choose from. These style have all the colour pallets. We were shown the handrail stain but not the material used for treads and risers. We were not even taken to or asked to book an appointment with World of Style reps for selections.

That's the reason I am asking on this forum, if more people have signed up from Smart Living range and if they have more information on stair cases from PD.

OK, so that description was from your basic inclusions list, then I stand by my original comments. If you have an upgrade in your Luxe Package to a Traditional Staircase - option #2, then it will most likely look very similar to the image I posted.
I can't imagine that they would have the same name for different styles of staircases dependant on the house type.
Just make sure what it written in the contract looks like the extract from ours that I posted

I am also confused by the wordings in the description. Not sure what 'NC' stands for in "Upgrade to Traditional Option 2 NC Staircase". If I go by simple logic, for me it is Non-carpeted. However, PD's inference for 'NC' would be different.

Yeah, we had issues in our contract and got it escalated to fix it. I wouldn't sign it unless I get everything perfect and that reflects on the contract drawings.
