Browse Forums Building A New House Re: Porter Davis homes 16421Feb 18, 2018 9:46 am I know this post will have its name removed shortly as Home One don’t like people’s names being up here... Has any one had the construction supervisor Matthew Pateras? If so, could you PM me you experience with him. He is ours and would like to get a gauge on what he’s like to build with. Re: Porter Davis homes 16422Feb 18, 2018 10:17 am Yea we have had no communication, unless we contact him and even them it takes 2 or 3 phone calls before he calls back. I was fine with it for the most part, but now it's getting down to the wire I won't be accepting no contact. I want to know what's going on! Last time I spoke to him a week ago he said we will have PCI at the very start of March, still no actual date though. He hasn't responded to my email back to him, giving him dates I am available to get the independent inspector through, that was onWednesday! I emailed him again today, If I don't get a response tomorrow I'll call him and then our NEW BC, who I have only just found out about, ours has resigned. Re: Porter Davis homes 16423Feb 18, 2018 10:49 am Hurrow Charly6s My latest blog has been posted, it's called Let there be light. https://forsyth35blog.wordpress.com/2018/02/17/let-there-be-light/ This covers the electrical plans with Porter Davis and Argus Electrical. I have also shared all the electrical pricing I have been given, this includes pricing for underfloor heating and the cost or the different sized bathrooms. All the Speaker, projector, NBN, and networking packages that are offered are listed. Along with the individual line items of everything that went into our house. Hopefully, this will help others with budgeting and you enjoy the read. Cheers C. Another great post Charly, thanks for that! $4k in electrical for a 2 story house seems a ridiculously low estimate by your SC, our SC put in $5k plus $2k for the NBN ready stuff which included 4 sets of two data and tv points and that's for a single story house. We did consider putting in more of each but ended up just leaving it as is, so TV points in the Master, Theatre, Lounge and Rumpus rooms. It's bad for kids to have TVs in their rooms anyway right? We also didn't do much with downlights etc except in the living areas which I think a lot of people spend money on. We thought about doing all the pre-wiring for the theatre room at least but in the end I decided to go with a Sonos system instead, so no wiring required although you do still need the power points for each speaker and the sub. Plus that way to add anything on anywhere in the house at a later date we just need to buy more speakers and add them on. The Porter Davis charge of $520.72 seemed really expensive for 5.1 pre-wiring for basically running twenty or thirty metres of cable! PD didn't seem to have much in the way of smart home stuff or what they did have seemed really expensive. We're going to be doing Arlo cameras, the Sonos system and potentially a Ring doorbell. We may also look into some Hue lightbulbs or the equivalent at some point. Hi Hurrow I used to sell Sonos, its great for buildings where you can't put cables in the walls and roof but it is rather on the expensive side of the domestic HiFi equipment. Nothing beats a cabled connection, so with a new build, we are running speaker cables, even though they are ridiculously expensive via PD. Ta. Where are you building? Re: Porter Davis homes 16427Feb 18, 2018 3:30 pm Charly6s OK team, Inphaze and I have joined the RACE!!! We have temp fencing, a port-a-loo and site scrape, all in one day! 266 days and counting, ETA is 8th of November - it's going to be close! My parents and grandparents have already booked flights from NZ to join us for Christmas and I need the new house finished so I can house them all lol. Question: Should the crossover protection be that short? It looks like its missing half its length. "I will let you know when the pci date will be but before I book in a date you will have to get the your independent through. I must have your independent report at pci. After I receive this and we go through his items and your pci I will advise a approx. handover date, I cant give you a handover date until all this has happened. I will advise you a date to get your independent through when the house is completed" Does this seem right? The whole idea of PCI is that they are saying the house is complete, but he wants our private inspector to come through before PCI and tell him what's wrong so he can rectify it before PCI. In a way I'm happy about this as the sooner it's done the better but at the same time I think it shouldn't be our inspector that has to tell him what needs to be done. Thoughts? I'd be happy with that. It means you can go through the list together at PCI and make sure it is all complete for handover. We made it very clear we wanted to only bring our independent inspector through after PCI as the house is meant to be “complete”. A lot of site supervisors out there “use” the independent inspectors to make them a final list which is not the purpose of them. The email suggests they have to do it the way they have suggested so that you can get a handover date but I had PCI a couple of weeks ago and still don’t have a handover date so it doesn’t seem right to me. That’s the way I saw it too, I think they should have it finished to a good standard without needing an independent inspector coming to check the work for them. Re: Porter Davis homes 16434Feb 19, 2018 12:35 pm We went out to our house yesterday to get a concreting quote, there was a guy installing our wooden flooring which was great to see. It looks like at least some of the taps were in as well and the tiling is presumably completed from what we saw from the outside. From what we had seen previously most or all of the power points and lights are in as well. Most importantly my wife was happy with how the wooden floors and kitchen tiles looked, although admittedly we were a fair way away so as not to interrupt the guy doing the flooring. After telling me last week early March. The only thing that has changed is that he now knows I’m planning to use an independent inspector for PCI. We got told a couple of weeks ago by our SS that they are changing their shower doors provider and it is causing holdups in PCI for some people, apparently it pushed our neighbor who has the same SS back by 3 weeks. So it may be related to that, although your explanation about more stuff needing to be fixed makes more sense. Have you not had an independent inspector for the other stages?
