Browse Forums Building A New House Re: Porter Davis homes 15861Nov 30, 2017 9:08 pm It's only required when you do colourbond. Concrete tiles have good insulation already, it's not required. Plaster is done as well as skirting under stairs. Building the Madison 40 | By Porter Davis Re: Porter Davis homes 15862Dec 01, 2017 8:52 am ![]() ![]() We have our contract appointment next Wednesday. Can anyone give me a rough idea of what to expect of this meeting? What to take to it etc. Who is the meeting with? All was going so well as well until earlier today. We were told to save approx. $9K in OHS costs we should move 2 low hanging wires off our property. We have now finally got our neighbours to agree to this (and that itself has been quite painful!) and we have paid and booked it in. Of course our BC comes back and now advises that the other 2 lines also need to be removed. WTF! No way are we removing any more lines from our neighbour, I actually want to pretend they don't exist. Husband and emailed back and tried to call. We do have it in email but lets wait and see. I have a feeling this is not going to end well and I really didn't want a sour taste in my mouth going into contract either. I have already resigned myself to the fact that no money will end up coming off our site costs. And we finally have a rental, move out next weekend so its all systems go on that front. Do you have a copy of the standard contract already? I'd familiarise yourself with the payment methods. Porter Davis will put a line through method 1, which is the HIA standard payment plan and make you sign method 2. I refused to sign method 2 as the payments are front loaded (money is better off in my account than theirs) and also they have added percentages to the stages. So they may not have completed the bricks but will charge you for lock up as they have completed a certain percentage. I refused to sign the contract until I had this changed. Check everything! Make sure all the plans, tender and WOS documents are all in line. Ours was a shambles. Drawings were wrong. WOS didn't lie up with tender document. Don't feel rushed. If you don't want to sign it on the day, don't. It's a lot of money and you need to be happy it is all correct. My only other advise is to stand your ground. Pick your battles and if it is something you really want then tell them it is a 'no go' unless you have it. This might be a bit harder in your case as you have already invested so much time, effort and money into the build. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Also, our ceiling/roof install is looking incomplete from the manhole. Is it not meant to have the reflective thermal fabric to cover the roof tiles? And have insulation batts on the ceiling? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We were told that they have completed fixing stage last week. With a tiled roof you really should have sarking. I know we have been charged for it in our NHP. Instagram blog: https://www.instagram.com/ourforevertonhome/ Re: Porter Davis homes 15865Dec 01, 2017 5:01 pm Yeah, its good to have sarking for tiled roof as well, else if tile cracks only way to know it is when water starts dripping inside house after soaking the ceiling insulation... in our previous house we had experienced this and it was a nightmare, hundreds litres of rainwater clogged on the roof space after 1 tile cracked (could be due to a Golf ball located in the gutter) and it took many days to get that dried and after that re-plastering and painting etc.. Sarking definitely would be nice to have. I don't have sarking but I plan to put in a rubber membrane inside the roof on top of my home theatre to protect the wiring going on in that space, should one of the tile breaks, there is a fair bit of wiring in that area which could cause major damages. It was my uncle who gave me the idea years ago. I did it in my current home not everywhere though cause you gotta be inside the roof to do it. You can only cover easy to reach areas. Rubber comes in roll and is about 3mm thick. Using a staple gunn you can quickly cover easy to reach areas. Not ideal but it does help a bit. Building the Madison 40 | By Porter Davis Re: Porter Davis homes 15867Dec 03, 2017 6:54 am ![]() ![]() well after about 2 months finally received a response from PD about the theft from their site of my goods. We have investigated with our legal department and we have been advised that we are not responsible for compensation for items in the rear shed. Should you have any further queries please do not hesitate to ask. There is no explanation given why they won't compensate which now leaves my only option to start legal action. RESPECT What a joke. I would definitely get legal advice as the working in the insurance certainly seems like it should be covered. Well I've completed our next stage in getting PD to take some responsibility for the theft of my items on their site. If this doesn't get anywhere it will be off to the most expensive lawyer I can find and I will be claiming every single cent of my legal costs "We confirm that your application to Domestic Building Dispute Resolution Victoria has been lodged successfully" Re: Porter Davis homes 15868Dec 05, 2017 7:44 am Hi fellows, Darbecca did a report for frame stage on Friday. Yesterday I received the invoice. No rectified works have been done. This morning I received another email from site supervisor rushing me to pay. Is this normal? I have told SS to fix up all defects before invoicing. I'm afraid defects might not be addressed/fixed if I make the payment now. Any advice would be greatly appreciated. Email the accounts department and say that the stage id not complete as the defects have not been rectified. We were able to extend our time to pay the invoice on one occasion and then they issued a new invoice. In the mean time arrange a date for a face to face meeting on site with your supervisor so they can talk you through everything they have done/will do to rectify the defects. You will most likely need to keep them accountable. The "natural build process" can mean that some defects are inadvertently covered up before being rectified as different tradies come on site and do their sections. If you do not notify accounts in writing then they do have the ability to charge interest after 7 days. The contract also has percentages written in which gives PD the ability to invoice even though we would deem the stage incomplete. Good Luck! Dont give them any wiggle room or they will take that and alot more Re: Porter Davis homes 15872Dec 05, 2017 6:54 pm Laminate floors have just gone in today. I took some pics through the window here >> https://waldorfgrangebuild.wordpress.co ... -flooring/ The colour we chose was Rustic Stone from the Bolero range. It wasn't exactly what we were looking for and if the budget allowed we would have gone for Oak and something a bit more grey rather than the creamy latte tones but there were very few choices. We hope it just blends in and we can make a real statement with our furniture pieces. Re: Porter Davis homes 15873Dec 05, 2017 7:59 pm Just a quick update Cabinets in, internal doors in, garage roof structure ad facia on and skirting boards and architraves close to being finished. Bring on the painters and renderers before santa. ![]() Re: Porter Davis homes 15874Dec 05, 2017 8:01 pm Forgot to say see more at hoffmangoldwithporterdavis.wordpress.com Re: Porter Davis homes 15875Dec 05, 2017 8:11 pm Oh we are so close behind you!
