BC confirmed we will have a site start before the end of August, there was people at the block yesterday connecting power. We had to organise the crushed rock as per the contract section stating we are to provide all weather access. I now know what this means, oh well. I'm just happy to be starting. They include pictures as evidence and also paste relevant parts of the building code. This means that even clients who know nothing about building can read the report and see where the defects are. We have just engaged Darbecca for our build, we advised our BC at Porter Davis today via email (tender is next month). Were any of these issues picked up by the site supervisor? The site supervisor told accounts to release the next invoice as he believed the fixing stage was complete. Site cut is booked for Monday 4th September with slab to follow. Our SS has been assigned, his initials also happen to be SS, and our base supervisor is also listed on there JI. We replied to the accounts department and copied our Slab Supervisor as well as BC so that they are all aware. We told them that we are not forwarding the invoice to the bank until we receive photo evidences of the fix. Luckily, the SS was quick to action them. However, there were a couple of defect fixes that didn't have photos (minor issues). We told them that we're not happy with that. So the SS asked the concreter to sign a Statutory Declaration stating that it was fixed and then he sent it to us. There was a mutual understanding b/w the site supervisor and me that the phase was not complete when Darbecca did the first inspection. The second re-inspection by Darbecca still had a few issues, but many of the items from the initial inspection were rectified. I then got the SS to send me an email agreeing to fix those outstanding defects before the pre-plaster stage, and it was at that time I decided to release the payment for the frame stage considering that they had made progress in other areas such as Electrical, plumbing, wrapping & ductwork. Maintaining a good relationship with the SS was also a factor, but if we have any major defects at the next stage, I’ll not hesitate to hold back payment again. At least you know they can't touch it during the weekend. We are behind schedule so they are rushing with our build as much as they can. Hopefully you'll get at least a week to let the slab cure properly. We were told our kitchen cabinets started coming up this week.
