I'd imagine there would be a bit of mixing and matching with the price changes and promo packages. So the base price might go up but the promo pack includes more or is cheaper, or the base price stays the same but the promo pack is less generous. It allows the sales consultant to say hey you need to lock in now or else the price is going to go up or that promo pack is going to go away, even though the overall price might still be much the same.

PD has been consistent with their price increases and promo packages so far. Last month when the base price increased by 17K, the promo packages also increased by about 1K with addition of extended island bench.

With CH, the base price of the house that we signed up for is cheaper this year than last last year, but last year's promotion was so good it's called "The Big Bonus Sale"...

Did you try to get your deposit back from M? We were advised by PD that if our land has not titled yet then we can request for refund. My husband sent emails and we got our deposit back :-)

and then we got the sales incentive from PD as well :-)

My land was already titled.
M charged me 940/= something for two reports, one from council and another for a preliminary site report. It appears they requested these two reports as soon as I paid the deposit.
My refund was just around 60/=

We are in the process of having our tender finalised and have a question. Has anyone been charged directly by their water supplier (South East water etc) for the installation of their water meters/ taps to site?

Though I havent received my bill from SE Water yet, my BC told me the meter/connection charges will be on my bill.
Plus any water usage up to 100/= a month will be on me. Any excess of 100/= is deducted from final balance. At least that's how I understood it.

There is a lot of whinging on this thread and unrealistic expectations of how smooth a build goes. So your slab pour didn't happen on the very day they said it would boohoo. That's building. Don't take a day or 2 days off work to watch it, that's stupid and pretty boring really. Relax and head there at the end of the day and enjoy seeing the finished result of that stage. Your expectation should be that there is going to be delays and issues through out the build, that way when things go right you are pleasantly surprised. Look after you're supervisors and they will look after you.

Our house is going up well, had the site cut a few weeks ago and then the pour a day earlier than they said they would on the Monday last week. We met with the slab supervisor on Friday to run through everything. He pointed out that the back half of the slab is perfect but it rained on the front half before they finished it and as a result it is not sealed on top properly. The fix is the put down a special sealer and it fixes it.

I got my site start letter today and it says 266 to complete. so we'll finish around May :-)

Hopefully PD won't use all 266 days to finish the build.
My site scrape planned for Aug 25 and slab pour on Sep 4th. Hope the weatherman stay on myside for these to happen as planned.

I think they added some allowance to the construction schedule already to avoid paying penalties. Wow, you are really smashing it! Site start already after paying deposit just this year! I've been praying for good weather too since last week and so far, it's been great! Our pre-pour/steel inspection is on 22 Aug and then they'll start the pour on 23 Aug :-)

Darbecca is doing the inspection for us..

So when I went out to visit my house the other day I noticed a plaster bulkhead in the void was not installed. The site supervisor said it was never on the drawings so they didn't put one in. I pulled up my google docs and showed him we were charged for it in our tender documents. He said they will have to add it in but the scaffolding has already been taken away and will now need to come back. They are due to start painting next week so lucky I spotted it now. Please go over your tender with the drawings right before the build and ask if you think something is missing. This is not something I thought of originally when I went through the drawings. Hard to know what should and shouldn't be on there.

Had selection in Feb, tender in April then contract in May with June site start, that's how bad our sched was...then took 3 months after that to fix all errors caused by our lazy, incompetent ex-BC :-)

Our new BC is really good and communicates really well, thank God!

They didn't tell us the name of our supervisor until they start on site. Your base sup will call you on the day they start and he'll give you the inspection sched then BC will send you site start letter :-)

Did you tell your BC that you will get independent inspectors?

Everyone who is building here for the first time i am sure are overly excited and most of us may have some "unrealistic"expectations regarding the building timeline.I suppose the slab pour is perhaps the most exciting part as it is , firstly the foundation of the building and it is the first thing which happens during the build.I am sure like me a lot of people have been elated when we saw the big slab sitting on our block.We have had a very lengthy journey from the time our block released till we started building almost 2 yrs and we were super exited..and very impatient ..yes we did take leave to see our slab getting poured which unfortunately didn't happen on the day told simply because thats what we wanted to do...see the slab getting poured....feeling happy that what we dreamt of is finally coming true....We wouldn't care when we build our next home maybe.We wanted to celebrate the slab pour day and we actually did when it got poured finally.It may sound STUPID to someone but it is not stupid to us.

Yes I've already informed BC re independent inspection. I only know the base supervisors name, but I need to pass his contacts to new home inspection for them to schedule the visit prior to slab pour.
Few wet days ahead here in South East but hope all good by the time for the site scrape next Friday.

Hi Priya. I completely get it! and you said it so beautifully, this is a dream for many of us. Our first new home that we are not only buying but we are building! this is a dream come true!!!

I know u would understand and relate to....its just not some concrete mix getting poured(to look at it must be very boring i can imagine) but it is our dreams coming to life and the emotions attached to it makes the sight of slab pour perhaps the most beautiful thing on earth...

after all the hurdles which we have been through.....Hope your build is going smoothly......very happy for u too....cheers

Anyway... over the weekend, I was going through the signed contracts and found few diagrams incorrect. There were parts where the colors we requested were not mentioned and the render information we discussed with the sales consultant was missing on the contract diagram.

We also want to change some tiles (to get better ones). I am wondering if any of you have gone back to your BC with changes post contract and how was the process and cost if any.

I am worried, I am going to be told I should I identified the inconsistencies before the contract signing and they can't change it now. Well, any help would be appreciated. thank you!

The contract documents you get given may still have the wrong details/drawings from kitchen culture etc, national tiles etc but this is normally sorted out as a PCV. So if you'd discussed this previously with your BC but you're looking at the drawings on your contract you may still be fine, this happened to us.

Having said that when we asked post contract about some actual changes to the tiles we got told it wasn't possible, we didn't push very hard though so it might be doable. I'd try and find copies of any emails you've sent previously discussing your colours and render and present them to the BC, it should strengthen your case at least.

I'm with your Priya! We all went through different experiences with our construction, good or bad and the reason why we're sharing here is to find people who will understand what we went through. No one should judge someone based on their own experience and feelings. To each his own, do what makes you happy, RESPECT!

Would be good if we're allowed to have a slab party ha, ha, ha...Cheers!
