We really want to but PD made it sound very technical and very expensive to add. We are doing full render to whole house and they said we need to have it engineered as the render can't hold those stones/rocks We are adding tiles to the taller/thinner pillar after hand-over as the render can hold tiles of certain weight. We'll see how we go with the stones/rocks, maybe we can find a similar looking, lighter one that's compatible with render

Great! We'll have a look at these. East Keilor is close to us. I had a chat with Similing Rock in Sunshine before and they seem to think that adding their product to our hebel/render is doable.

Hi Phoenix, What were the paperwork delays you had? We finally got our planning permit just a week or so ago, now our BC has said:

"The job file is currently with the Estimating and drafting teams to complete their final checks, as soon as these are complete I will issue final construction drawings for you to sign and the building permit will be issued.
From here your file will be passed through to the construction team where they will book in construction dates and your site supervisor will be allocated."

She refuses to give us any time frame on how long this will take which is very frustrating, a week, a month, 12 months?? I just want an idea of when they will start as we were supposed to start back in April.

How are you? Our delays were mostly due to our useless and racist ex-BC. She booked our colour selection, tender and contract schedules too late and too close to site start. Most of the things we told her to be change during tender was not change at contract, despite me sending her summaries and checklist of what we want. We went through PCV 1 and Building Variations 1 to 5. The facade render colour that we want and had our DRP approved was not updated instead they submitted their own plan to our DRP. I requested to be transferred to another BC after our contract appointment. Too many things to complain about, but at least that's finished now

If they are on checking stage, that means you are very, very close, maybe a month to site start like us. I had a look at my BC's emails and she told me on 29 June that our file will go through checking and then we finished all variations as a result of checking last 25 July. After a week she sent our file to construction, then last week they started fencing and digging our site.

If they find mistakes in the plan they will send you variations to sign and then send you all the final paper works to be signed.
In our case, they told me that the master bedroom window size was wrong as supplier doesn't manufacture that size, changed pitch roof of alfresco and garage due to developer's requirements, deleted bushfire cost as we were removed, changed in site scrapped and alfresco and garage step down etc..

They will get your lender details and send you paperwork to construction.

Just a little more patience and we'll all get there! Just praying for a better building experience at this stage

Cheers! I hope you got a good base price for your Forsyth. There was a 17K increase in July ($270,900) and then I saw last night that they increased the price again by 8K ($278,900), unbelievable!

My base price was 251,900/= and base Ludstone facade cost was 10,900/=

Lol, Nikil, imagine I had 5 building variations and mind you, the variations can add or delete cost from your contract

That's still a good price compared to what it is now ours was supposed to be 238,900 but we opted to change to 246,900 with better promo package and option to add full hebel/render. We also got 1K credit for switching from Carlisle Homes and free upgrade to colourbond roof

I'd imagine there would be a bit of mixing and matching with the price changes and promo packages. So the base price might go up but the promo pack includes more or is cheaper, or the base price stays the same but the promo pack is less generous. It allows the sales consultant to say hey you need to lock in now or else the price is going to go up or that promo pack is going to go away, even though the overall price might still be much the same.

Did you try to get your deposit back from M? We were advised by PD that if our land has not titled yet then we can request for refund. My husband sent emails and we got our deposit back and then we got the sales incentive from PD as well
