We like the wood look you can get with the laminate without the price tag of real boards, but reading reviews on the Product Review website about Unique Timber Flooring was really off-putting... On the other hand, I have read a few blogs and others seems to be really happy with them and they are hard wearing. So has anyone actually got Bolero laminate? Have you had issues with bubbling and squeaky boards? How did PD handle issues? Cat. 1 Tiles - why are they Cat 1, do they wear out or chip easily? We've got our colour selection this week, so would love to hear others opinions before making the decision ![]() We haven't finished building yet so can't comment on the use or wear of the product but when we were weighing up between tiles or laminate we visited Choice Flooring and asked the staff a heap of questions. Basically they said laminate is scratch resistant (so great with pets or kids), it is warmer, if you drop a mug or plate it is less likely to break, as well as being cheaper. We picked from the standard inclusions and therefore no additional cost. We were also told tiles need to be regularly cleaned to look great otherwise marks show up more obviously. I also read from other threads that grout sealants don't really work as expected. We have ceramic tiles in our dining, kitchen and wet areas. What I have realized is it totally depends on your SS ability to organize tradies to come do the work. Its all about good project management Finally got a date for PCI - 3rd week of June so almost 3 and half months from fixing to PCI. I guess this must be the worst standard in the industry. Repenting now - why didn't i go with Carlisle ![]() Worst part is - there are issues which i have identified and chasing my SS for more than 2 weeks regarding those but not getting a reply back. This is the worst customer service I have ever come across. My suggestion to anyone looking to build a new house, if you want piece of mind - please stay miles away from Porter Davis. I tried to get hold of her a few times with no luck as she was away! When I finally spoke to her Wednesday, I explained the situation, that when I contacted the council in January to organise this planning permit I was told we do not require one. She then said, well I don't think you need one either.. She said the only reason she think we may have needed one would be if the build was over 65% of the block as there is a requirement for 35% garden. We are no where near this, our block is 1020sq. I think we have 50% garden at least. She said she will confirm with the senior planner and get back to me that day (Wednesday) or Thursday at the latest. It's Friday now and I still haven't heard anything, and no answer when I call her. This is delaying us as PD are ready to go, we can't get the building permit until we get to the bottom of the planning permit issue. This is what these people do all day everyday, why is it so hard to get an answer!!! this suck to read this!! i really hope you get a good outcome soon, as i can only imagine what kind of issues this council is capable of if they are stuffing you around this much just for the planning permit. does that mean the 6 weeks for approval hasnt yet started? Soo frustrating, esp given you were onto it so early. Lets hope for a smooth build. Have PD advised you of any penalty if you don start within a certain month? Very good thanks, yes we are, fire place is fantastic and still slowly finishing each room. We just got back from Hawaii too so it was defiantly nice to come back to a house which still smells brand new ![]() Our yard is in the process of preparing for spring and all our landscaping. Our decking will also start fairly soon. Trust me, its worth it when you arrive at the end result. Its just a very painful and testing time for all. We have had the boys complete our back fence over the weekend, its amazing & high. byebye neighbors Security screens and front door look great, finally been able to air the house ![]() We've picked up alot of crappy paint work and plaster joins that need to be fixed at our 3 month check. And notice a few of our bedroom doors don't close, they have put the latch higher than the join. (little fixes) Other than that really enjoying it. The heating is great and nice and toasty in the am! The last of the furniture has finally arrived and our fireplace is going in today. After a few stuff arounds by them and their installers basically just not showing up. But I've been second guessing my flooring... I'm getting belero rustic grey but am wanting something more textured. Do you think I'll have a problem changing it? That's actually funny you ask becasue all of our skirting is the same, we just laid our skirts over floorboards only. And I cant be 100% but im pretty sure they still align with carpet areas. The only space where that happens that would be visible is our open formal lounge. BTW PD wont lay your skirts ontop of your floors, they are lazy and refuse to do it. Yes the name rings a bell ![]() Depending which stage you are at i suppose, sounds like your at construction so i highly doubt you could make any changes as materials are ordered already ( or so they say) You can always ask but based on what i hear and see you probably wont be able to. I'm not having trouble finding colours I like it's the texture like you said. We want something more rustic and grainy. If we change the flooring to what I want it's going to be $4500 on top of our already $13k variation we have the pay out of our own pocket. Re: Porter Davis homes 15075Jun 23, 2017 5:48 pm So it kinda feels like we didn't make much progress this week unfortunately. We are still waiting on developer approval, we had to do a PCV for some changes that needed to be made to the front of the house and annoyingly the prices on this is higher now than when we discussed it with our previous BC. Unfortunately the previous BC only gave us the prices over the phone as they were in the process of leaving PD and were presumably pretty busy, so now in our discussions with the new BC I could only say what we were told verbally and didn't have anything in writing to hold PD to, which means we didn't really have much of a leg to stand on and have to pay the extra costs. It's not a big difference (only a couple hundred dollars) but it's annoying given that we were told something different. I don't blame my new BC for the changes cause it's not their fault, but it's not our fault either as I'd asked to be emailed the confirmation of the previous prices and this wasn't done, and our original BC has now left PD so we can't do much about it. At least it's not a massive amount of money so it's just an annoyance rather than some sort of massive new cost. Hopefully everyone else has seen a bit more progress? Its a huge decision so im glad you will be able to decide. The texture of the displays we saw at WOS all were very flat so in a large space just didnt have any wow factor and too me looked quite cheap. is this the engineered oak your looking at now then? i remember that being similar to a quote we got. what!! 13K for what? our floors all up cost under 6k installed external. Behind our back fence is all farm land so it's nice and peaceful well worth the extra. Then if we were to upgrade the floors it would be another $4500 on top. I'm spewing we didn't just leave out the floor from the start. We thought about it before leaving our deposit but just found it more convenient and easier to include it in the quote I guess we forgot about doing it ourselves till now. I want to know your thoughts about these prices: Fixed Site Costs: 23,000 - I learned that it can go lower depending on the lot but also higher Guaranteed Fixed Price: 2,000 - title will be released by 2Q of 2018. So from February 2018, they are adding 500 a month until August. It was initially 3,500 but was lowered to 2,000 after convincing Bushfire costs- 4,800 - I was told that this can be excluded once the area is more developed. And are the flooring for Category 1 of any good? I think I am going over the budget if I upgrade for some more. Thank you. Wow that is terrible about the insurance!
