Hi Everyone,

I need your suggestion on this one.
We are building a Rochford 34M with Balmain facade. There is a down-pipe on the feature wall and it spoils the look (Please refer picture below).

We had explicitly informed the BC during consultations to not have any down-pipes in the facade. She assured us that there were none and we did not notice any pipes in the drawings as well.

I put the issue about down-pipe on feature wall across to BC and supervisor to check if the pipe can be relocated. They informed that there was nothing they could do as I had signed the drawings and pointed me to the small note mentioned on pipe. I'm not a design engineer and fail to understand to the detail :th:

Has anyone had a similar issue or experience? Even otherwise, please do suggest on how I can remove or relocate the pipe from the feature wall?

I don't think there is a lot that can be done about it or that they had a choice, it's the lowest part of the house and the water needs to go somewhere.

Don't worry too much I think it looks pretty good.

I don't know if this is possible but could you paint it the same colour as the render after you move in?

I don't think there is a lot that can be done about it or that they had a choice, it's the lowest part of the house and the water needs to go somewhere.

Don't worry too much I think it looks pretty good.

I don't know if this is possible but could you paint it the fame colour as the render after you move in?

I'd have to agree with Waldorf_grange_build about painting it... or if you have a good relationship with your Bc/SS or if you have proof you requested no DP on the facade in an email or something you could request they change it to a different colour http://colorbond.com/ordering...

It all depends how forceful you are willing to be... they couldn't change it, as i would say they have built that roof with a slope to accommodate for it on that side of the wall and to change it(even to the other side) would require a lot of work...

My suggestion would be call your BC, ask her nicely to get it changed to a different colour, if/when they come back and say no we can't ask to speak to her manager and keep going until you get to a manager that will help you...

I supposed to have my contract appointment tomorrow but I just received a phonecall saying that it has to be reschedule to mid November due to the contract documents is not ready. Does it ever happen?

Our block was in a BAL area, but only 6m from the frontage, PD were going to charge us $6,500. To our delight we saw the updated maps on Tuesday and no longer in a BAL area and no longer required to pay the levy

Good luck with that!!! we found any issues kind of got thrown to the 'too hard basket' until my husband called and tried to work out the issue himself. Im surprised he wasn't getting an income from PD the amount of work that we had to chase up. the office really have no idea about the build or permits.. throw a technical question and it goes to 15 different teams before you get the answer.

This is what our BC explained to us: "The developer approval will be ordered ASAP now your contract has been signed.
Once the developer has approved your plans and landscaping you will be able to obtain approval from council in regards to the Significant Landscape Overlay. I will talk you through the steps as soon as we obtain the developer approval."

To me it sounds like they do the developer approval and we do the council approval (with their guidance).

Hmmmm.... my friend building with Henley who happen to be only 1 block away from where I am going to build. They dont do anything with the council. I just know we have to do it with Porter Davis. Another homework

where its only on the perimeter of the roof line and not even all the way around.. what the heck happens if it rains and or there is a broken tile, water just pours through into the roof, through the insulation and on to the plaster?
My husband mentioned something about they imput all the details into the computer and its tell them where to put it....

Our plaster was meant to go in last week and everything has just stopped.....(plaster sitting in out kitchen)
meanwhile 100km winds have blown insulation everywhere, and we have broken roof tiles (ALREADY) and the rain has flooded not only our bedroom but part of the house... meanwhile the plaster sits there...we spoke to our SS last week who seemed frustrated that we were 'worried' about these roof cracks and water in a supposed 'water tight' space...

and here comes the frustration.... WE have no idea how they going to get that dry before they start plaster

i mean the bedroom that has about an inch of water on the floor... one would hope that the inside is bone dry before they install plaster.... water tight should mean water tight and the fact we have broken tiles already and a big hole above our room is a worry...

I wouldn't worry too much about the water in the house, that could be pumped out in under an hour and the dried with a fan.

Stuff like that happens during a build, just make sure that the plaster that goes on isn't water damaged.

That's true, becasue we have never built before we just don't understand how it really works.. i guess when we hear weather tight and theres a load of water in our room ... we freak.

Thanks, i guess the concern is more once the plaster is in and the cracks in the roof tiles are still letting water in. i guess we will never know once the plaster is us.

brickies are taking a while, but apparently should be done by Wednesday.

We copped so much rain, we had flooding all around our slab its crazy!

We have no sarking at all on ours. They told us it's an extra add on but didn't know anything about it till other houses were built with it.

So long as the plaster hasn't got wet it will be fine, they should delay plaster until it's dry again.

Hopefully they get the broken tiles fixed ASAP and not wait till the end

Oh what really!!!! i know ive read about it with past posts but had no idea what it really was. I would imagine its due to the insulation and would contribute to the 6 star somehow. No idea! our builder friend said he probably would have covered the entire roof but its done now and this was just part of our standard plan.

The plaster there looks fine i just hope the roof tiles get fixed so we can stop stressing every time the rain rolls in.

Yeah I know right! It's crazy not having it, I would have got it if I had known for sure.

Just means we have to be vigilant checking our roofs after high winds.

If you have colourbond roof it is fully sarked.

Also roof pitch comes into play aswell if it's greater than x% then you have to have it.

Shannis33, even if you have a colorbond roof Porter Davis do not include parking unless it is requested and you have to pay extra for it. If you are within the BAL it is included within the BAL cost.
