Re: Porter Davis homes 13544Oct 04, 2016 8:44 pm Post-handover update on our blog: http://jcbah.blogspot.com.au/2016/10/post-handover.html So many defects found and our SS isn't answering or returning my calls. Any advice on dealing with front doors that aren't sealed shut? The whistling noise it makes is so loud it wakes us up at night. You can buy foam sponge strip adhesive to stick around the edge of the door frame to seal the gap. I did it in my current home as 40 years old and lots of gaps. Re: Porter Davis homes 13546Oct 04, 2016 9:38 pm ![]() No lizbf85, it is a new build in a new estate...I wish there was some kind of oversight on builders charging outrageous site costs...it is frustrating having to spend months in a design process where they lock you in and make it very difficult to change builders later and take whatever pile of cow manure reasons builders provide! 100% its a nightmare as we went through the same long drawn out process and spent months planning and being sucked in to just give up after 6 months of rubbish. Our site costs were ludicrous not to mention out of zone charges and whatever else they devide to add on. The things we fought and got overturned was definitely thrown back on in the end for something else like a pump costs 16k!!! It all adds up . In saying that we started our process in dec 2015 and started building start of September and i must admit this build process is so smooth and so fast we are kinda gob smacked!!! We honestly thought the build woulf have been so much worse than the hell we experienced the last 10 months Re: Porter Davis homes 13548Oct 06, 2016 6:00 pm I am going to contract next week. I have been contacting them to give me the draft of contract so I can read it thru prior to contract. But Porter Davis told me that I will only gwt it upon contract appointment and have only 4 hours to review and sign it. I want Darbecca to review the contract. How can they do it if I cant get it before I signed it? Any idea? Please share your experience. Thanjs Re: Porter Davis homes 13549Oct 06, 2016 9:51 pm ![]() I am going to contract next week. Thanks No we didn't, we paid the balance this week which is nearly two months after contract appointment as there were errors in the contract we pointed out and were waiting for them to fix and resend the 'Post Contract Variation'. Darbecca advised NOT to sign an incorrect contract unless you had the Post Contract Variation with amendments at the same time. Did you do some other changes or amendments on the contract day that different from qhat you have signed on tender day? No we didn't - they just had the contract, our drawings and our colour selections all bound together and went through each page one by one for a few hours. I pointed out their mistakes and they made a list of everything that they had gotten wrong and they popped in and out talking to other team members to get the items changed. Our appointment with Darbecca was the week after the contract appointment so we were not prepared to sign or pay anything until after that. You are entitled to take it away with you and show a lawyer if you wish so you cannot be forced to sign on the day. Just make sure anything you have previously asked them to change (via email or phone call with a BC) has been actioned in the contract paperwork. The onus is on you to spot it. Re: Porter Davis homes 13555Oct 11, 2016 4:40 pm So, has anyone taken advantage of the legislation change which came into effect 1 Sep 2016 , which allows consumers to appoint their own building surveyors? PD have offered some credit if I go down this path. Can anyone recommend a good registered building surveyor and inspector, who can actually sign off on each stage of the build? Darbecca only offer inspection services, and are not willing to sign off on their work. I may need to consider them if I don't find a one who does both... But we don't know any reputable building surveyors and PD said 'unappointing' the existing surveyor could delay our process by six weeks.
