Porter Davis homes

Pleasure! We ended up sinking $240 into a Telstra mobile wifi device and 16gb data because we literally have large patches in the house where our phones go to SOS only - it's getting us through but obviously Netflix is out of the question #priorities Plus cash is tight with a lot of post-handover stuff to do and having to fork over that in addition to the $350 Opticomm are charging us to connect the fibre it really hurts!

What's your favorite porter davis home design??

I was reflecting tonight on the various home designs we considered for this build, with porter davis homes featuring predominantly in our top 5. We're all building different pd homes on different land and maybe there were other homes you liked or loathed along the way.

Good question! Funny because the only other floorplan we seriously considered was yours but we loved the flow of the Livingston/Lamont floor plan and when we went to the display home we fell for it so much we didn't look further. The his/hers WIR and larger bedroom of the London would have been nice but we preferred the open dining/family set out of the Livingston and that it had a study nook. We were lucky in that we found the floor plan first and were then able to find a block in the estate that suited it. I have a feeling others close to ours may have done it the other way because the sunniest afternoon sun side is bricked off and the front doesn't really compensate oh dear. We didn't look at other builders more than looking at floor plans online as they weren't really giving us what we wanted.

Oh and you're totally right about 2 storey. We used to live in a tiny 2 storey shoebox of a unit (kitchen/teeny living downstairs, no space for dining, bedroom/bathroom upstairs) and the one thing we were very sure about was wanting a 1 storey! It's one of the things we say to each other the most "no stairs! It's so awesome having no stairs!"

I was going through some photos of our first visit to the display home and estate from January 2015 today, crazy to see all the changes since then.

As for plans - I have my heart set on the PD Charlton 33 with the extended kitchen/living, alfresco and bath in ensuite (with a few, yet to be approved, tweaks). If they don't let me make the changes I want it will be a deal-breaker. The other design I quite like is the Mcon Merricks 42 with leisure to front (although it may be out of our price range) or even the Merricks 38 if I could work a bath into the ensuite. My requirements are a generous lounge at the front of the house, the ability to have a bath in the ensuite, a galley/butler's pantry (after having one there is no going back), and preferrably WIRs to the 2nd and 3rd bedrooms (with 2 girls approaching teenage years fast!) and the ability to put a shower in the downstairs powder is a plus.
I've never lived in a double storey. It seems appealing... I can do with the extra exercise!
The other plan that intrigues me is the PD Drysdale DS but I don't like the study/theatre/pantry layout - I prefer clean lines. I'm also not sure about the back bedrooms and access to the bathroom (not very central) and they don't have WIRs.
We have kind of discounted single storey because of land size in suburbia and the fact we would still like a bit of backyard space after putting a 32+sq house on it.

I agree, Merricks and Charlton are beautiful designs, both comparable really. I loved the gally pantry in the Merricks. I found metricon to be overall cheaper than porter davis for upgrades etc.. so you might find you can stretch your budget to the larger home if you ended up going for that

Tomorrow we are meeting our SS for the first time. As we are tiling the house after handover getting the tiles from my dad shop. my dad is wanting to speak with the tiler regarding height of the tiles and not to much glue in the areas we are planning to ripped up in the laundry and powder room.

Lol we looked at the Lamont too at one stage in our exhaustive search - the study nook at back is cool!!

Haha we almost never watch tv either but to Netflix you have to have proper Internet and ours gets connected in a week (tv/internet on fibre). In the meantime we've been eking out 16 gb of Telstra mobile wifi for the outrageous price of $140, not exactly ideal for Netflix Amazing how we take it for granted! Tv would be nice as an intermediary replacement but alas...

Does anyone have any experience with heated towel rails? We told PD we were putting one in, it even involved shifting the entire kitchen bench etc over but the power point they put in is high and it seems every one we look up plugs in at the bottom? We didn't really question it because this was a special thing done after contract when my parents suggested a heated towel rail and then we realised with the standard plan PD provided no space at all for any sort of towel rail managed to get them to change without charging us but I figured there was a standard place for the plug - apparently not so.

In our experience you can ask them to leave skirtings for you to install afterwards if you are doing your own flooring but not sure about when porter d are installing the flooring. We are installing our own floors after handover (as we feel we can get a better quality product for a better price) and the option of leaving skirtings off for us to install after the flooring was offerred to us.
