It was interesting to see the design as it was pretty much what we told PD was missing from their stable of designs in that it had two rear bedrooms with decent size windows which could look over a rear yard. It looks to be in Austral Melbourne Newport bricks and features the 4.5m A&L Boutique stacker door that we have upgraded too, plus the extra lounge windows we added in. The stair run was mostly straight which allowed for a different shaped laundry. The one thing I disliked was the upstairs rumpus seemed a bit too squishy. But if doing a knock down rebuild you have to do it for knock down part then try and get it back before PD start build. We didn't get our deposit back as demo team crushed little section crossover and path but after PD finish build and it gets fixed we will get our deposit back hopefully. Essentially 2 crossover permits now active for our block. Silly. I was slightly confused as to who was responsible for this as my BC had never mentioned anything about it. I just forwarded the form on to my BC and PD dealt with it from there. Yea I'm thinking we are going to have to add it back again. Yet another PCV urghhh... I did some research and found out that it acts as a heat reflector and condensation barrier which drains the water to the gutters. Yes so did I but it has yet been removed. Not only does it serve as a vapor barrier for condensation but improves you energy rating. Keep in mind that the sarking should not be in contact with the roof sheets either as this compromises it's effectiveness. Finally, ventilation is a MUST! A "Whirly Bird" or equivalent is mandatory to provide the required roof ventilation. Without out these, the possible long term issues are numerous! Check your contracts for these (amongst everything else) before you sign to ensure they are included! Happy building!
