They have done an amazing job on the brick laying. Though there is a fine gap between the fachia and brick in this last pic. I will make mention of this to SS. The mortar is off white and rolled with only the front of the house done in flush as this section will be fully rendered. Can't wait to see the final look after they are cleaned. Congrats on getting that little bit closer.....we'll be there in 3 weeks. Hi JLD, I am referring to the contract specs - not the H1A as this is std. You really need to ensure your happy with the damages etc at the start of the H1A. Some of the things I picked up (I picked up quite a few but this will give you an idea) under contract specs: Item 2.3 Electricity - states they only provide single phase power (I need 3 phase for AC) - I requested to add "unless specified" Item 22 Substitution - basically states that if they run out of materials your forced to pick whatever and be charged in way of variation. Have added that the variation fee (25% markup on start of HIA) will not be enforced on builder forced changes. Also they can claim an extension of time for subistution which is obsured - there fault they should pay if they are late.. Im hoping this gives you an idea... just ensure you read this carefully as it will always favour the builder... Great stuff Alpal! did you end up having more than 10 items amended? I think reading on here doesn't help either, now I want to add the trench as discussed above, but I'm too scared to email my BC again as I think she's probably sick of me! You're not alone! Hi JLD - recieved plenty of resistance but seem to win more than I lost.. One of the requests I made was to increase the damages to cover my rent if they are late. I recieved the following response "its HIA\industry standard as you can see" Then I questioned the 25% markup on variation changes which they told me the 25% was a PD policy. My response was Its not industry\HIA std which shows 20% - this was changed. Hi Visine - answer is yes - probably about a dozen changes bewteen the front of the HIA and the contract specs. Most were trivial with "unless specified" as the contract spec covers a one size fits all mentality.
