Browse Forums Building A New House Re: Porter Davis homes 9421Apr 08, 2014 9:37 am Joshcunno Also did anyone else have issues with the build being valued less from finance than what you have to pay? We had ours come in at 15k less and the fiance company said they have a few problems with PD valuations? Cheers We are about to apply for finance for our build. May I ask what bank you are going through? It's a bit concerning really Re: Porter Davis homes 9422Apr 08, 2014 9:39 am Ours was through Westpac. Going to get it revalued with ANZ now.. Seems like a crazy formula they use how they don't take into account any of the upgrades we have done to the contract in terms of adding value... Seems like a crazy formula they use how they don't take into account any of the upgrades we have done to the contract in terms of adding value... We are going through CBA. We won't probably get the ball rolling on the finance for another few weeks, we are still waiting on final soil tests and a PCV for some changes we had to make due to discontinued items. I might send you a DM if that is ok? Re: Porter Davis homes 9425Apr 09, 2014 3:27 pm ftdt7882 Can someone please clarify what the term "transfer to site" means? Is this site start or just the transfer of your file to the construction department? It's not site start. Usually site start is after site transfer which generally happens after few days from the site transfer date Re: Porter Davis homes 9426Apr 09, 2014 3:30 pm hash_nanay ftdt7882 Can someone please clarify what the term "transfer to site" means? One question if you don't mind? When you were "transferred to site", did you have your site costs already & full approval from bank (if needed) in place? Thanks Our situation is a little different (signed building contract last year but land titled a few weeks ago) so we don't have final site costs yet (just preliminary) but we've been told we won't get final site costs until the week we are transferred to site. But we can't get finance until we have the final site costs. Re: Porter Davis homes 9429Apr 09, 2014 4:13 pm Hey everyone, apologies in advance for the poor pics. Just wondering if anyone can help with them. First is the kitchen bench, hard to tell, but it seems the bench under the stone is almost flush with the stone, so it looks funny, like two layers. Anybody else had this? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 2nd is paint on the roof in the alfresco peeling already. Should I be concerned about this? I am guessing maybe the brick cleaner did this. Could there be more behind it than this? After we confirmed with inspection company our SS said he won't be at the site due to another appointment. Not sure if that is a good thing or not. Anyways SS mentioned date cannot be changed and he is confident there won't be any issues that would affect the quality of the house. While we agree construction work of PD is highly regarded due to the high quality standards it is always good to have a second opinion on the subject for peace of mind. Hopefully everything will go well Re: Porter Davis homes 9431Apr 11, 2014 2:54 pm Does anyone know if the Porter Davis Tile Boutique in Port Melbourne is open on Sundays just to have a browse at the range so we have an idea what we want before our appointment? If so, what time? Thanks! built the Dunedin 28 with Porter Davis. Re: Porter Davis homes 9434Apr 11, 2014 3:47 pm kateebee Oh bummer! Sunday's are the only time we can get there due to work Thanks ftdt7882 National Tiles (where the PD Tile Boutique is) is open on a Sunday though. You could go down, take a look and make notes of what you like and then see if PD Tile Boutique stocks them? You can order samples through National Tiles too, although I ordered some and never received them, despite sending several emails. Also, take a look here: http://www.porterdavistileboutique.com.au/detail.php You can have a look at various images from display homes and it tells you what tile and grout was used. Great resource! Re: Porter Davis homes 9437Apr 11, 2014 3:52 pm Haha yeah, I hated the whole tile experience. I seriously feel we got very ripped off. Paying 5k for the flooring pack but then upgrading and paying another 8k! Even though the tiles themselves came to half that price.. And their reason: more labour & delivery costs... So basically what they are saying is the original tiles would fly to our house and lay themselves.... But we ended up just copping it as we wanted the nicer tiles.... I understand what you are saying. You'd think you would get some sort of rebate for the Cat 1 tiles. The tiles we ended up getting were $25 odd a sqm in National tiles, but an additional $45 per sqm through PD - on top of the flooring package! We are having porcelain tiles throughout the entry, kitchen, family and dining. I priced buying them from national tiles and having them laid after handover, and it would have cost around $5-6k to have them laid, plus the cost of the tiles, plus grout etc. Turns out it would have been around $1k cheaper than what we paid through PD. To me, it just wasn't worth the hassle to organise it myself. Great resource! PD advisor at National Tiles said they don't have the tile we picked from the display house as it is not their product.
