And Sliick is 100% correct......you will find some sub contractors are great and some will invariably annoy you as they seem to be quite cavalier with regards to quality.
I would advise the following:
- Don't expect an independent building inspector to pick up on everything. They won't necessarily scan through your build plans and compare it exactly with what has been built.
- Don't rely on your site super to know your house inside out, they'll have too many houses on their plate! So it comes down to your attention to detail during the inspections. Try to schedule as many inspections as you can with your site super, the sooner a mistake/issue is picked up the higher the chance it can/will be rectified.
- Don't fret/panic if you've missed something. This is all dependent on the relationship you have with your site supervisor, variations during build are not impossible...its just a lot harder to convince them! In the worse case, it can always be done post-handover, it might just be a bit more hassle that's all
