Re: Porter Davis homes 582Nov 23, 2010 10:12 am Morning All, we had out Marathon session yesterday. Colours , electrical and tiles all in a row. Colour consultant was fantastic and we were done in under two hours, thanks to everyone's feedback on how to make the experience less painful. Tiles were last, and this was under an hour as we had already picked a tile, although we ended up switching as it was 100 psm. Electrical was not as fun, as due to Metro trains they were short staffed, and had back to back appointments. The consultant rushed us through the last half of the appointment. She didn'e ask about security, pre wiring, TV mounting or any of the things that are harder to do after plaster has been installed. Made us feel like we were putting her out. Didn't help that the senate wants slimline switches and a heap of other things. Had 8.5K in mind, and walked out at 13.5K Have got contract on Friday, let's see how much over we end up. Hi George If you still want to get things that you left out done you better get a list together and ask them within 48 hours so it would be included in your contract. Otherwise you had to do it after handover. If it is single story then it is fine but if it is double story then better to get it done now. Regards Yellow Re: Porter Davis homes 584Nov 23, 2010 11:55 am Wow! Um - in my little head I had budgeted $3K for electrical.....is this even possible to stick to? Re: Porter Davis homes 585Nov 23, 2010 11:57 am Hi Fallen_Apple, Thanks for the feedback. Couldn't keep in touch with the forum for 2 weeks. Our Frame stage was completed & it took 3.5 weeks to complete & yesterday started Lock up stage. Our Supervisor informed that it will take approximately 1 month to complete the Lock up stage, but as it has taken 3 months for your house I don't think that I should expect it to be completed in 1 month. In the contract it has mentioned that the payment of each stage should be placed in 7 days of receipt of the invoice. But I was able to fix an appointment with the supervisor at the end of this week & it would take more than 7 days to make the payment, if I head to the bank after the inspection. Have anyone face to a similar situation. My CSC informed me better to write to the Accountant.. Any idea whether it would work out.. Cheers.... Um - in my little head I had budgeted $3K for electrical.....is this even possible to stick to? If you only adding power points without upgrading lightings then you'll be able to stick to it easily. However if you start looking at home theatre cabling, down lights, etc then it will be impossible to stick to the budget. __________________________________________ Built Camberwell 29 with PD - Hand Over was on 22/12/10 http://ssazcamberwell29.blogspot.com/ Re: Porter Davis homes 587Nov 23, 2010 12:02 pm OK thanks, I only want downlights in the kitchen/living room, add a few more powerpoints, some external lighting and celing fans in three rooms. Hi Roshi, I got a building inspector to inspect after frame stage & pre plaster & I didn't pay PD until they rectified the defects stated in the inspection report. I paid my lock up stage 1 month after I received the invoice because I waited for them to fix the defects & I do tell the SS, CSC & Accounts department of what I was doing & they were all right with it. I paid them as soon as they rectified the defects. Please communicate with the account department & tell them that you'll pay the invoice after you've gone through the house with the SS & satisfied that the stage has been completed. Please give her the date of the inspection as well. I find it they are very reasonable if there's still work to be done to complete the stage. __________________________________________ Built Camberwell 29 with PD - Hand Over was on 22/12/10 http://ssazcamberwell29.blogspot.com/ Re: Porter Davis homes 589Nov 23, 2010 12:07 pm Audreyand Oscar OK thanks, I only want downlights in the kitchen/living room, add a few more powerpoints, some external lighting and celing fans in three rooms. Hi SSAZ, How much did you pay for your own Inspector & what did that include? (ie. how many visits, was a report supplied, etc, etc). Also, if I may ask where are you building and how did you locate your Inspector, as we're also thinking of hiring an Inspector but are unsure as to how to find someone. Hi Chorlton, You have provided some great advice on the forum, particularly regarding Hopetoun. You have a lot of appointments coming up, could you possibly private message me your name, phone number and lot address so we can simply brief your consultant on your progress so far and ensure the best possible outcome for you on the day? Goodluck with everything and let me know how you go. Cheers, Jess. Porter Davis Homes Questions? So far, I've allowed enough in the budget for around 40 downlights (@ $104 each) and about 13 extra double sockets (@ $50 each). I'm assuming that the standard number of sockets in our homes is about 16. Hi AudreyandOscar, To answer your question, Porter Davis can get our cabinet makers to fitout the entire wardrobe for you, you would just need to get a quote. You can also get these fitted out yourself after handover if you prefer. I hope that helps. Let me know if you have any more questions. Cheers, Jess. Porter Davis Homes Questions? Re: Porter Davis homes 597Nov 23, 2010 3:06 pm Hi SSAZ, Thanks for the prompt feedback. Yep I will drop an email to the Accounts department specifying that I will make the payment of the frame stage, once I go through the house with the SS. I will not be hiring an independent Inspector at this stage, but will definetly hire at the Lock up & the Pre-handover stages. Hi Chorlton, I am hoping to use the same inspector for the Lock up & the pre handover stages as specified by SSAZ. If you do lock up then they can't see the frame & lock up will be duplicated in pre hand over inspection. __________________________________________ Built Camberwell 29 with PD - Hand Over was on 22/12/10 http://ssazcamberwell29.blogspot.com/ Re: Porter Davis homes 599Nov 23, 2010 3:26 pm Roshi Hi SSAZ, Thanks for the prompt feedback. Actually that’s what in my mind, but in the PD Procedure of Purchase there is no stage as such, as it is specified as Lock up after the frame stage. After the frame stage I hope the builder would start the facia, gutter, roof tiling, bricking & the inside work. If I would interest in using an inspector for the pre-plaster stage could you please let me know at which time do I need to hire. Cheers..
