Anyway... over the weekend, I was going through the signed contracts and found few diagrams incorrect. There were parts where the colors we requested were not mentioned and the render information we discussed with the sales consultant was missing on the contract diagram. We also want to change some tiles (to get better ones). I am wondering if any of you have gone back to your BC with changes post contract and how was the process and cost if any. I am worried, I am going to be told I should I identified the inconsistencies before the contract signing and they can't change it now. Well, any help would be appreciated. thank you! The contract documents you get given may still have the wrong details/drawings from kitchen culture etc, national tiles etc but this is normally sorted out as a PCV. So if you'd discussed this previously with your BC but you're looking at the drawings on your contract you may still be fine, this happened to us. Having said that when we asked post contract about some actual changes to the tiles we got told it wasn't possible, we didn't push very hard though so it might be doable. I'd try and find copies of any emails you've sent previously discussing your colours and render and present them to the BC, it should strengthen your case at least. Thanks Hurrow.. we really want to change the tile we choose few months ago and at that time it felt like going for the cheaper option was a good idea.. now, looking at the display homes and thinking about it.. we just want to change the tiles.. I am not sure how to approach this matter with the BC. The other issue was, we had asked for cedar boards to replace new port cladding in the rhode island facade.. the contract drawings clearly mention it on one of the areas, while the other area it says newport cladding.. bham.. need to get that fixed!! Also, we have asked for the door, the garage and the cedar boards to be of the same color and there is no mention of it on the contract. Better to go through the pain of getting things sorted now than during build is what I thought. The site supervisor said it was never on the drawings so they didn't put one in. I pulled up my google docs and showed him we were charged for it in our tender documents. He said they will have to add it in but the scaffolding has already been taken away and will now need to come back. They are due to start painting next week so lucky I spotted it now. Please go over your tender with the drawings right before the build and ask if you think something is missing. This is not something I thought of originally when I went through the drawings. We had asked for 2 sets of hangers on LHS of the WIR and a single on RHS.. The hanger line on left was at 6ft and 5ft on the right in the contract drawing.. and I was like ??????????????? and the BC goes, because there is a bulkhead.. and when I asked why.. didn't know why there was a bulk head.. and took 2 hours to remove the bulkhead and sync the hanger line heights All of this happened on the contract day.. now am looking at my contract documents and I am seeing some serious issues which we have address with bulkheads, renders, render paneling and window styles. I'd guess that pretty much everyone has issues like this during the build so it's not as though it would be something new for them. You may get lucky and they haven't ordered anything yet, even if they have you may be able to get it changed without too many hassles or possibly paying for both sets of tiles. Without asking you won't find out though. With the boards if it's been in the contract drawings then you should have a pretty strong case, as I said if you've got some email correspondence with them then that will definitely help you out as well. The sooner any of these things get raised the better the chance of you getting the resolution you want with less hassle and cost so get onto it as soon as you can would be my thinking. Had selection in Feb, tender in April then contract in May with June site start, that's how bad our sched was...then took 3 months after that to fix all errors caused by our lazy, incompetent ex-BC Our new BC is really good and communicates really well, thank God! They didn't tell us the name of our supervisor until they start on site. Your base sup will call you on the day they start and he'll give you the inspection sched then BC will send you site start letter Did you tell your BC that you will get independent inspectors? Looking bright and sunny today ha, ha, ha...good day to work on our site! OK maybe I'm too impatient Yes I've already informed BC re independent inspection. I only know the base supervisors name, but I need to pass his contacts to new home inspection for them to schedule the visit prior to slab pour. Congratulations, good to see you are moving forward! Yep you pay 3% at tender and then at contract you pay 5% less the 3% at tender less the deposit. So if you were building a $250k home it would look like this. Deposit = $2,000 Tender = 3% x $250,000 = $7,500 Contract = 5% x $250,000 minus $7,500 at tender minus $2,000 deposit = $12,500 - $7,500 - $2,000 = $3,000 The tender appointment is mostly going through all the choices you made at WoS, checking on all the structural changes you might have made with your SC, adding on any structural changes you want to make now or couldn't do with your SC etc and getting a better idea of your cost. So if you want to add any sliding doors etc, want to change window sizes, want the stacker doors that they have at the displays but aren't standard etc then tender is the place to do it if you haven't already. Don't assume that your home will have the same stuff as the display home did, normally the displays have bigger windows/doors, raised ceilings, all the upgrades, top category carpets, benchtops etc. If in doubt, ask about it, ideally in advance of the appointment so they know you will want to discuss it. My husband will be happy to hear that - he thought it was 3% and then another 5% so 8% all up! We are paying for this out of our money as our bank wont release any funds until they have a signed contract so less is better lol. I have made notes of the size of the kitchen island I want (the same as the display) and want to change some doors so that's good. The plans our SC has given us have a lot of the changes we made to the Kew - raised ceiling in family room, stacker doors. A few of our window changes, whilst reflected in our quote haven't been changed on the plan at this stage. I will go armed with a notebook filled with everything I think. Then at lunch time I got 6 emails with all the drawings and variations to sign! And the icing on the cake was a $3,500 credit as the slab requires less work than planned so that's brings our site costs down to $41,500 instead of the original $50,000 that was quoted. You can request to sign the docs online, so you don't need to print and scan the so many pages. My BC sent me the "right signature" link. After this stage, our BC just made sure that we have formal loan approval from bank then she sent our docs to construction. After a week with construction, my BC advised me that site start will be the early following week. When we visited the site the weekend before that, we found that they have fenced our block and started scraping. Site start already after paying deposit just this year! I've been praying for good weather too since last week and so far, it's been great! Our pre-pour/steel inspection is on 22 Aug and then they'll start the pour on 23 Aug Darbecca is doing the inspection for us.. Felt it took ages as nothing happened for 3 months as we had to wait for tender presenters. Then it picked up after the tender. We've selected New Home Inspections to do ours. Waiting on BC to provide site suervisor so that I can pass it to them. new homes is fab, we used them. Just wait till you actually build and mistakes are still made... we had several issues where things were not completed to plan. We found it very frustrating when we spent months perfecting contracts and drawings causing delay and trades still coudln't follow them. So long as they are right before you start they will have to fix them.
