Thanks in advance, Chorlton Chorlton, we had ours last week and picked out every single item we could see, paint runs bubbles, gaps in beading, all the general things that may not matter after handover and a little bit of living. the SS will advise you what is classed as a "defect" vs not. Check the roof for aligned tiles and also your windows for scratches, check your benchtops, cornices and the like. Most things we had were cosmetic. The main thing is don't be afraid to make a comment, and if they say it's acceptable question them about it. Also check your tiles around the bath and make sure they are all straight. Thanks in advance, Chorlton Hi Chorlton, Here’s a list of items to be verified at the PCI. External: - Mortar cleaned off bricks - Brickwork undamaged - No gaps between brickwork and window frames - Windows are clean & no scratching - Sliding window tracks are clean - External doors have been sealed at top and bottom - Gutters are clean - External lights, plug points are located as requested. - Door locks operate smoothly Internal: - Floors are clean, level and smooth specially with regard to tiling/grouts - Verify the electrical plan whether all the lights have been placed in the correct positions. (In our case 1 light was missing) - If you have any down lights switch them on & see whether working properly. - Let SS aware of the areas where paint touch ups are required. - Kitchen Benchtop, All the cupboards, Pantry Shelves - Wash room benchtop – verify whether there’s any gap in between the vanity unit & the benchtop. - Tiles, especially if you have any feature tiles see whether there’s any gap between the feature tile strips & the other tiles - Wash room – Grouting, Vanity units properly set up, any water leaks - Stair rail is secured - Stairs are free of creaks - Flyscreens (if you have) are moving properly. - Privacy locks (if you have) are working smoothly. - Sinks in the wash rooms are filling up faster than it is draining - TV points / heating & cooling units are installed As George said there’s no any silly question, hence don’t hesitate to raise your queries. Lol Personally, the reason I am ** off with PD is that they promise all these extras and do not deliver. For instance, I only had 2 photos uploaded on PD 24/7 - was a bit of a joke - even after repeated asking they couldnt even get my name right on the website. I settled when they decided to use my first and middle name rather than my first and surname. This included me sending in screen shots to show where they had put someone elses name The reports are another example of this, going by PD advertising material it would suggest that these inspections are a back up to show the customer that the build is going well when in fact its simply a PD internal process and not available to the client. PD try to position themselves as a superior product and service, I believe we paid a premium to build with PD than some of the other quotes we got. So when promises are not kept, then of course the customer is going to feel ** off. By and large all my issues are cosmetic and to do with these sorts of promises made by their marketing department. Your Sales rep will talk about quality, but as soon as it goes to the site supervisior all you will hear is minimum standard and within tolerance (which basically means not good, but you cant do anything about it). What happened to the quality that I was told about from my sales rep? PS. My SS and I had all sorts of arguements about building standards and how he didnt want to paint the top and bottom of doors. When I had my 3mth inspection I bought this up and it has been added to my list of faults. Its fairly clear cut what the regulation was, but pure laziness from my SS meant it was easier to argue with me than to do the job properly. I even said to the person that came out to do the 3mth inspection that I had better service from him in 5 mins than I did with my SS for the past 4 months Unfortunately I would have to agree with Lunchtime, I am overall not happy with the way PD handled their customer service, the house is fine; I keep finding tiny faults, but they are simple faults and if people were paying attention (SS, painter etc) it wouldn't look as average as it does. I agree about the doors painted top and bottom (I asked my SS to do this but of course he didn't) I don't know if I want to be inconvenienced at 3 month inspection for the painter to take the doors off the hinges.. it really should have been done with the rest of the painting... Okay, i'm a bit late for this discussion. About the door, I got my private inspector to speak for me so they were painted promptly. speaking of which i haven't checked myself i assumed they were done. Re the inspection report. I was curious enough to have requested the reports directly from the building consultant company(due to issue with my termite protection which has not yet been fixed, i wondered how the occupancy permit said that the house is protected). I did get them but no, they say nothing more than '...the building work is generally in compliance...' The issue couldn't have been found had I not hired a private inspector. those reports also make me wonder how I could rely on the independent party for the quality of my house. Similar to lunchtime i have lots of cosmetic issues. but really there might be structual ones that I aren't aware of. Because I know nothing about building and didn't have private inspections for the early stages. I remember seeing frames that weren't very straight, or timbers that weren't fixed to each other properly.those were just observations by an outsider. I just thought that my house sure won't fall apart. About the customer service, I had 4 CSCs and 2 SSs throughout my build so I figured I can have a say on this. Firstly I never understood why my next door neighbour who has also built with PD at the same time had only one of each. I thought that they are making first home owners like me to deal with the hight turnover of possibly unexperienced CSCs (Maybe the mature-aged are giving preference since they would know more about the building or have friends and family who could become potential customers for PD.) First CSC had the courtesy of calling/sending letters when she left. Things go downward from there. Between 2nd and 3rd I believe I wasn't informed. When it gets to the final one, not much contact and no official letter/email about the settlement procedure. When it comes to the SSs. I've only received one phone call from the 1st throughout the first 4 stages. I was not notified when he got replaced. When I deal with the current SS, he blames the delay on the previouse one. Personally I was shown poor management of its communication. It must have been difficult to provide consistent customer service with such high turnover. (CHOICE home loan on the other hand has shown me the opposite)When the changeover is not clearly communicated to the customers, a loophole is created for the staff to blame problems on their predecessors. Without a clear line of communication, some manage to handball issues around before they finally have to resolve them. You imagine that they would work to the best of their ability, however staff from different departments seem to be motivated on different levels. By that I mean, my sales rep was professional and did not over promise things. I think the buzz you get from perfectly coordinated display homes are the reasons leading to disappointments later on. It appears that when people build their own houses, the quality does not live up to the hype Sales staff have more incentive to provide excellent service as they get paid commissions for every customer. Whereas some CSCs and SSs seem to care less since their customers generally will not walk out of their contract. Not sure whether it's a lack of training or motivation. Anyhow this is just what i've observed from my build. sorry about the long-winded message.. With regard to the unit which mounts onto the roof, how long in length was the white overflow pipe & where did the pipe drain to? For example, was the pipe relatively short (approx 1m in length) and drained onto the roof tiles, or did the pipe run down the roof and drain into the gutter? 2. What date (Month & Year) was your home completed? Apparently you can't discover it anytime sooner. they only install them after all the bricks are up.
