Browse Forums Building A New House Re: Porter Davis homes 7181Apr 29, 2013 4:34 pm Thought I would just pop in and share with you something in regards to the first home owners grant for new homes - may be applicable to those signing contracts in the next couple of months. On July 1, this grant increases from $7,000 to $10,000. We were due to go to contract at the end of May but I just rang my BC and delayed my contract until the first week of July so I can get the extra $3,000! We are lucky that we aren't building until November so we have a bit of time up our sleeve and can delay our contract signing without it impacting our start date. Re: Porter Davis homes 7182Apr 29, 2013 6:06 pm Hi Tinker, I have been told that unless the house is designed with a laundry shute that they will not do one as they have to make changes to the joists between the floors which means re engineering. I am trying to get a heating vent in the laundry and they have said no extra heating downstairs because of the location of service ducts however they have put one in the store in the craigieburn display so I know it has been done and I am trying to get it. You probably need to look at what is upstairs over the laundry to see if there is anyway it could be put there. Hope that this helps. We have our second go at tender tomorrow, supposedly it has all been entered correctly now. It drops down into the downstairs linen cupboard in the laundry. As mentioned by others, they don't have them for all house plans. PD accommodated all the disability access issues for the guest room downstairs which was a huge relief and meant that we signed today. We were not able to get the heating vent in the store because we had chosen the enclosed toilet option for the ensuite. This meant that the toilet now goes where the service duct would have gone. We decided that the enclosed toilet was more important to us. Well me really Just a note we were told no to the hearing vent in the store initially too. BUT the Aston display booklet lists all the upgrades in the house and it has a "drying room" option which includes a heating vent in the store and the store has double hanging rods like a robe. We pointed this out and would have been able to get it as it is listed as an option. Is the heating vent in the aspire display listed in the display brochure? If it is I would push for it. We're upgrading to a bigger home have just put the 1000 deposit on each the house and land. We're going with the Dunedin 29 . We wanted the alfresco, but have been advised we can't, as it would mean the building takes up 63% of the land which can't be done we just can't go past the floor plan of the Dunedin so will do the alfresco after handover. It seems that PD just add the tender document hopetoun selection pricing, tiles and electrical and the drawings to this. We were told to ask any questions we liked but that it would not be changed. Interesting when there has been a lot of discussion about getting a copy of the contract well before being asked to sign on the day. Will have the solicitor look at it because although it is a HIA contract, it is a version specifically for PD I am told. I wasn't sure whether I was going to have it looked over but I reckon my conveyancer will look it over as part of the broad conveyancing. We have our contract appointment at the end of the month- no tender as it is an Access home. In regards to the colour and electrical selection, on contract signing day, can many changes be made to those aspects? Because on selection day, you don't get costings, right? So you don't know if you are happy to spend the money on all the extras...so how can you make informed choices when you don't know the costs.... We recently (last two months~) went through the whole contract process with PD. The sales process was great and went very smoothly. Loved our sales rep, very willing to help out and very quick to provide answers to queries. The tender/contract period however has been quite slow. PD were quite quick to get us in to sign the contract (which was very wrong by the way), most of the variations were written up on the day however some issues were discovered the day after we signed which are still not written up yet (this was amonth or so ago~). We've also found to receive any kind of progress/update on how things are going on the admin/PD side, we continually have to contact our BC and request an update. We can go for 2 weeks without receiving any update! Just not feeling the love! heh. How have other peoples post-contract/administration time/BC interaction been? Hopefully better than ours!
