It's Cardinia council. Are you in an estate? You may have estate guidelines to abide by. In our estate there were two different set backs depending on if you land was under or over a certain size. We've engaged Darbecca to do our site inspections. Meant to be using a cousin of my husbands friend but he was hopeless at getting back to us so husband rang them today and was happy to go with them. Slab pour on Friday only one day behind schedule! Just went to our contact appointment, you're basically signing what they give you and then they make changes and you sign an amendment post contract doc and if they over charged you then the last payment just gets reduced. if the upgrade is from no bench space at all then your paying for installation, basic laminate bench, then the upgrade to a stone. What is the stone for? is it going at the bottom of the window? Re: Porter Davis homes 14107Jan 31, 2017 1:50 pm nikil Naama Nothing very surprising besides the extra benchtop. We only had to pay a bit over $200 to get the 6 star energy rating so yey for that I'm keeping my fingers crossed for the council to approve our setback because the house to our right has about 11 meters setback and we want 4 meters because anything more than that will mean we don't have much of a back yard so fingers crossed!!!!!!!!!!!!!! Is the set back something you discussed at tender? I asked our BC about this and was told it will be discussed at tender (surprise surprise). which is on Wednesday. I'm just concerned it may take a while to get a response from the council about it. We really want to avoid any delays. Our sales consultant said neighbours on both sides are 10m back. I'm not sure where he got his information but one of them is definitely not 10m back. I want as little set back as possible as I just see it as wasted space at the front. I'm hoping they can do it at most 7m back. Ideally 5 or 6 metres. I'd much rather have the space at the back where it can actually be used. How long did your appointment take? I assume your site costs hadn't gone up any more? set back is something that has to be approved by council, and only after tender will you see your drawings or is that contract, i cant remember. We had always discussed this at our meetings but it wasn't until we got our drawings and discovered it was alot further back that they said "if you choose to go to council this will/may pose delays, which may fall at your expense".. If i were u i would be making sure they apply to council now for dispensation and your setback before contract plans are drawn and final... we had had enough delays at that point so we just went along with it had we known it was going to be about 5 months before we started we probably would have gone back to council. PCI is booked in for next week.!!!!.. feeling somewhat relieved we are getting closer but also pretty stressed that there are so many things to finish off prior to the full completion next week... We only ever get vague email responses, quite frankly nothing is reassuring at this point. It is a piece of benchtop that is not standard. so basically we have an openable window from our kitchen so we took it down all the way to the benchtop which creates a wider benchtop because we want it to be seamless. Hopefully they can get everything fixed for you in good time. it just looks thin... im already skeptical due to how much i have already read and hearing others experiences. there are so many marks in the wall chips and parts missing. on a better note my husband met with our SS today early to discuss all our concerns before next wed, and now feels a whole lot more positive. the SS was actually very responsive to all areas we pointed out and had already gone and marked a lot of these things up before he even got there.. We were glad to hear everything will be fixed and to standard thats expected. Fingers Crossed! shower screens are in and wardrobes..site clean is also booked in for Friday!! then its bye bye fencing... Re: Porter Davis homes 14118Feb 01, 2017 10:51 am So far so good, only a few things wrong on the plans, awning windows where they should be fixed and the placement of shower mixers. They are fixing this up now. They had a charge of $1200 for a filter tap that's supposed to be part of our promotion so she is also checking this out. Our site costs so far are less than we had thought (we were thinking worst case scenario) so that's very positive, of course I'm aware that this can change however the lady we are dealing with thinks that's there is a chance they will reduce once we remove all the trees from the block.
