That included the underlay. We paid 50% and had them hold it for us until after handover - they ended up minding it for us for about five months. Then we asked our carpet guys to recommend someone to lay it for us, and that cost another $2000. It took them four days to lay it....better their knees than ours! The colour is "cherry" something...it's a close match to Tassie Oak, which is what we wanted. It's nowhere near as red as it looks in these photos, although it does have a pink undertone: ... Kek, can't remember if I asked you this before (and you obviously don't remember the product line name of your Armstrong floor, so no use I guess asking you for that), but can you at least say is this a timber veneer floor, or a vinyl floor? Also, it looks like these are either short length single-plank, or maybe 2- or 3-plank boards? Did they coat it after installation, or is it still just pre-finished (no furhter coatings)? Re: Porter Davis homes 223Aug 15, 2010 4:55 pm We are currently at lock up stage on a PD Cremorne 42, here are our observations so far. 1. Build quality is exceptional 2. CS person is very helpful and communicates regularly 3. Pre-build timeline was longer than stated, partly because of the Christmas break. 4. Rarely hear from SS even though they say we should get a call each fortnight (our first one mysteriously disappeared to Queensland). 5. Never get offered inspections, would have to chase them down if I wanted one. The CS person says we should get one at each stage, but no one ever calls to make a time so we have not had one even though we should have had 3 by now, a bit slack I think. Personally I think the problems are very minor, we had clear glass put in our ensuite and when I mentioned it was supposed to be obscure glass it was fixed quickly. Any other concerns I have had were addressed very quickly. Some of the tradies have been rather slow, but that is more because they are taking pride in their work and doing it well as opposed to being slack and not showing up. All good things take time! We had over 10 pages of variations, but so far, apart from the obscure glass to the ensuite which is now fixed, all have been incorporated without problem. We check our build thoroughly each day and we see positive progress most days. So far we are very happy, hopefully it continues until the end! Our electricians thought it was OK to place our dining area lights off-centre. That got fixed. They were pretty good overall though. Some other trades were excellent, a couple were woeful. Luck of the draw, really - same as for every other builder. PD are generally good about rectifying problems though, but it can sometimes take a while. Like to obtain some feedback from you guys who have already commenced their construction. - How long generally it would take to receive the building permit after signing the contract documents. - Once you receive the building permit how long PD would take to commence the site start. At the moment we have received the site start month as Oct. - Once the commencement starts will you be able to inspect it during the weekends, even if the supervisor is not available. OR will you be able to inspect only when the supervisor is available in the site. - Will you be able to inspect the site once a week or will it be only once at the end of each stage. - If there anyone who has build a wembley 35 could you please advise me how long it would take to complete the house. Hi Roshi If they've said Oct for site start, then Oct it ought to be, unless there's some external holdup with the permit or something. Re inspections, we were at our site pretty much every day. As long as you're not getting in the way of working tradies, it shouldn't be an issue. Once you're at lockup of course, you won't be able to get inside unless a door's been left unlocked.... "Official" inspections, with your SS, should be available at the end of each stage. Can't help with the Wembley, but good luck! Re: Porter Davis homes 234Aug 31, 2010 10:36 am We had site scrape for our house in July, I spoke to our SS today and we're up to painting. Cabinetry is in, bricks have been cleaned. Thinks painting should be done by end of next week.
We've really had a dream run so far. Great SS, nothing has gone wrong (bar a contractual miscommunication that went in our favour re: cupboard doors). I really cannot recommend PD highly enough. Is it the brick shortage (and brickie shortage apparently)? Our SS was really pleased about getting a brickie pretty much smack bang on when we needed him. To answer your question, it all depends where you are in the process. From deposit to site start date, it's usually about 6 weeks - 10 weeks by the time you make all your selections, sign your contracts etc.. Then its approximately 20 weeks (on a standard house plan with no changes) from the date construction begins. PD build times are in accordance with the HIA building contract and is guaranteed at 20 weeks for a standard single storey house plan.
