I went to site on Thursday and was excited to see a portaloo and driveway protection down. I received an email this morning advising our build has officially started and a phone call from the base supervisor. I couldn't help myself and took a trip out to site today to find this... Amazed how organized you guys are, also the amount of time you spend to research things... i would have given-up way before.. thanks for sharing and enlightening many of us... we went to Harvey Norman yesterday and found engineered timbers around 100-120$ mark + installation.. not too many choices though...they have some nice laminates almost half the pricing as well... Couple of questions: For flooring after handover, could another option be to remove the skirting entirely and lay the floorboard and then install skirts on top of it.. the disadvantage here is when removing the skirting it may the damage the wall and the paint...also installing the skirts and repainting it post flooring.. For direct stuck timber would it feel too hard as there is no underlay ? also would it miss any insulation benefits. Also for direct stuck timber since its glued how the transition from tiles or carpet would look like... would PD ever care for this while installing tiles ... i mean it could be risky if one of the floors becomes higher than the others and it may look odd..it just worries me.. I didn't think about it when we went through the contract process but we are currently staying in a rental with a solar system and it got me thinking. I didn't think about getting a rain water tank either. Would it be hard to set up post handover? I wish these questions were asked at sales quote or even a list of 'Have you thought about these options' brochure. Thanks again. Hi WOW We ended up paying $75 + $65 labour, the labour was so expensive as the glue they use is $25 their cost included in it. "Remove the skirting entirely and lay the floorboard and then install skirts on top of it" Yes, we looked into this, I forgot to mention it in my blog. The thing with PD is that they attach the skirting and then paint the wall and skirting together. So you would have to cut the paint line, then pull off the board, then reattach the Skirting after. Because skirting is cut from a very soft wood, it shows up all the hammer and crow bar marks. Effectively you would be putting on 2nd hand skirting and it no matter how careful the builders were at removing and re-attaching the boards, you would still see knocks and dents on the skirting. Then you would need to fill the nail holes and fill, sand and repaint. If you are going to go to this much hassle and spend extra on labour to take it off, then I suggest just having them left off in the first place. I asked this question a few time, personal I couldn't tell the difference between the hardness in the showroom. One sales guy said flippantly to me "only if you stand on them for an 8-hour work shift would you notice the difference." The underlay is only 1-2mm of foam, I don't think its enough to notice in your body, its only enough to help level out the floor so it doesn't squeak. Insulation Benefits. The glue they use is very though and has a waterproofing quality to it. I believe this stops the damp from rising and gives the same or better benefits. The last contractor in does the capping or transition strip. With direct stuck engineered or solid timber, they can shave the bottom of the board that is next to the tile or carpet, so it has a tilt to it, making the transition less noticeable and leave the job looking like a higher quality finish. He said if its a big difference, 20mm of so, the slop would start further away from the door so you didn't trip. This all depends on the installer and was another reason we chose O'Brian Timber Floors. The tiling is half complete, waiting to finish after the cabinetry is all installed, which should be today. All the electrical is done except the range hood. Garage door is installed. Not sure when the flooring will start, but that is about all that is left. They will need to do another coat of paint. Can anyone give me an idea of how long the last things take from cabinetry being installed? I know we will have about a 4 week wait for the stone bench tops. With every trade we have discussed post handover they want to be last and have said how other trades will stuff up thier work. I think different site supervisors do things in different orders. We have our kitchen and bathroom cabinets in but tiling won't start for another week or so, same with painting and electrical hasn't been touched apart from the rough in a while back. We're now being told completion in April/May rather than March/April as it was previously. Good luck with the walk through, hopefully they get everything sorted out for you ASAP! What penalty rates do you have in your contract?
