I have an extended laundry bench with tap and power points inside my cabinet under the sink. I was really dissappointed to see no cut out in this cupboard. How am I supposed to connect my front load washing machine without it. I communicated this to my SS but he said PD have stopped making the cut outs and I need to get my plumber to do it. Is this true, is anyone at a similar build stage able to confirm this? I told him without the cutout, the laundry cabinet is useless - why should I have to fork out for a plumber, its so simple to plug it in and turn on the tap. Thanks everyone. If it's not in your plans, and your BC confirms what your SS has said - that they no longer do it - you can try fight for it - you're building a 'Lifestyle' home so according to the trouble I've had, they should be more flexible with customizations. If it's something that they have decided they no longer do due to maintenance issues or something then you might struggle. I think the big question is - is it in your plans? PD's procedure of purchase states that lockup is "roof cover and brickwork completed. Plumbing installation, all electrical, security, ducted vacuum and heating/cooling rough ins completed". PD are claiming that I have reached lockup stage, but have yet to place the last sliding door onto my rumpus area and brick the external sills to a majority of the windows. They have also not completed the running of any network cables in the house. The work they have done to date has been great, but inspecting the home last night, I noticed a few broken tiles to the rumpus area and water leaking through the roof. I don't so mind this, but they have just installed all the plasterboard, and I don't the water to affect this. Any suggestion on what I should do? Should I hold payment until all the roof tiles are repaired? gren Re: Porter Davis homes 3584Oct 27, 2011 11:09 am eli-kay123 cattycatcat Hi all, I have been thinking about this all weekend and need your opinions... We signed our mortgage documents on Friday with our broker (our loan is with ANZ) and are just about to sign off on our final drawing once PD get them to us.. When we met with our broker she told me that our building coordinator had called him and email him about a dozen times in the last 2 days trying to get him to sign a PD form guaranteeing that we had full approval for our funds. Our broker explained that only the bank could sign the form but he would be happy to send a copy of our approval letter. Our BC then threatened to PULL OUR BUILDING CONTRACT(!!!!) if he didn't sign >:( Has anyone else had this kind of thing with their BC? Our first BC was fantastic, really nice and very helpful, always told us what was going on. We have now been given a new one who has been rude and pushy to me n the phone but I've been able to deal with it as I deal with people like her on a daily bases at work. What I don't like is the fact that she resorted to threatening to pull our contract to get her way. So yeah, what are your thoughts? Should I email her and demand an explanation? Or should I let it go and just try to have as little to do with her as possible? -Cat Hi cat, I am guessing because it's close to end of month and they are pushing for the signed paperwork. Who knows maybe she gets some commission from it, or has to make her numbers for the month or her manager could be pushing her for it all. I don't know. Though it is a bit rough to say they will cancel your contract. They are just bluffing. I would tell them to stick it otherwise. We had something similar in that our BC (though I will say is a lovely person and helped us alot) was contacting our bank manager and wanting the loan approval document but also wanting a copy of how much we borrowed from the bank which shows all our personal information in regards to the bank accounts etc. Which my bank manager refused to give them as he told me it wasn't normal practice to give this info out. He only sent them a copy of the loan approval stating the money to build the house has been approved. No amount was listed of what we borrowed as it none of PD's business. All they need to know is your loan has been approved with a signature from the bank confirming this. Don't demand an explanation. Let your broker and bank handle it. It's out of your hands. This doesn't sound right.. there is no such thing as "pulling a contract"... is the finance whats holding you from going to construction? maybe you're broker has their wires crossed. Essentially, your broker needs to advise the loan amount available for construction (if your loan is home and land in one) as you need to prove to your builder that you can cover the contract value through finance/cash whatever. Your contract (is it HIA?) will say that you need to provide signed mortgage documents - this is standard for all builders. If the BC has been calling your broker, obviously info is missing here. I'd give your BC a call - talk facts and figure out whats happening here. seems really odd. I often received invoices before I felt the stage had been complete. I would then email or phone telling them what still needs to be done before the invoice will be paid.The lady was lovely to deal with and when the outstanding items were completed I would get a follow up phone call, which i then agreed to pay. So give them a call with your concerns and see what the response is. I already received my final invoice in mid sept but I'm only at PCI now. The only concern I have is the site costs you guys are talking about in here if you could can some of you put up what your site cost were and any problems with your site if any PS looking at the Chadwick 41 Hi coobri, Our site cost were $10K, but with our promo at the time the site cost was included in the promo, though anything above the $10K we would have had to pay the difference but $10K was all it was for us. The land we purchased was farming land and very flat, no rocks what so ever, great soil. Have you already got your land, if you have neighbours ask what their site costs were to give you an indication. If you don't and are going with a house and land package, go and take drive in the area you are thinking of building and try to ask people who purchased what their soil was like and what the site costs were. There is no shame is doing this. Where abouts in Melbourne are you wanting to build? There is something which doesn't seem right, the underside of our ceasar stone bench top is rough and not smooth like the display homes. Has anyone notice this with your bench tops? We have been provided for with two data points in our smart wiring basic package. We left it to a basic package as we were sure technology will change by the time we got our possesion...Can some of you please share your views. Cheers J & C Hi J & C, A data point is generally a Cat 6 cable terminated on an RJ45 socket (a fat version of a typical phone point). All the data points that will be fitted around your house will run back to a common location, specified in your contract. If you live in a Smart Community it is generally the garage, but it could really go anywhere. If you do not live in a Smart Community and get your www access via ADSL, you may wish to have the data points run back to the same place where you have a standard telephone point and where you can place your modem / router. This will allow you to connect your www service from the phone line, to the modem / router and then to your connected devices via the data points. This is the basis for a home network. The technology being used for the network is Ethernet which is the ratified standard for internetworking around the world. I would not worry at all that the technology will be outdated in the foreseeable future. Hope this helps! I guess it may be dependent on how much rock you have on your block but I think you would be in the $10K mark for site cost, maybe a little more if they charge extra for taking out the out rocks. We were told we'd be in around Feb or early March, but the way they are going it could be before xmas. I hope not as I am planning to put my current home on the market next week (yes, left it a little too late). Next door neighbour has built a double storey with PD (The Brooklyn). They started their build around May/June 2011 and they got handover on Friday. That's really fast for a double storey. They are getting their appliances installed next week. Thanks for this Ours is supposed to be a Smart Community but currently use ADSL so not sure how many data points will be needed by us...at this stage we have just opted for two data points and two phone points... If one wants to connect the projector / TV to the network does one need have data points for all equipments or can they be connected using a wireless router...totally new to this!
