hi guys just updated blog for those interested.
Getting there ma2531! Love the wooden windows... what type of stain have you chosen?
Browse Forums Building A New House Porter Davis homes 5523Jun 03, 2012 8:37 pm Yes to the first, probably no to the second. I haven't seen that type of corner done any better. They all seem to come out that way.... Maybe best to ask your SS about it anyway, for peace of mind. Re: Porter Davis homes 5525Jun 03, 2012 8:59 pm Rups J & C I read from your blog on this forum that you have used New Home Inspections, Has PD rectified any error / flaws that were pointed out by the home inspector, what process did you followed. Yep. Every single one. I'm just updating the blog with a copy of the report from the pre-handover inspection and how that went, so stay tuned. For the other reports, we sent them to our BC as soon as we got them, asking for immediate attention. For items from the slab/frame report, NHI will review the rectification at the pre-plaster Inspection. You have to follow up with your SS for rectification of the items from the pre-plaster inspection. The pre-handover defects form part of the PCI fix list. Very nice! Re: Porter Davis homes 5527Jun 03, 2012 9:05 pm J & C How do most people transfer money to PD when most banks offer no more than 25k limit in a single transaction per day to a third party business account. Hi We go into the branch (comm bank or bank of melb) and they transfer it on the spot free of charge, no limit. This should be the same for all banks. Re: Porter Davis homes 5528Jun 04, 2012 9:52 am J & C Can someone please explain how the invoices get sent to us. Don't the accounts payable team at PD send you the invoices based on the HIA recommended schedule that we have signed. Advance = 5% of contract Slab = 10% of contract value Frame = 15 % of contract value Lock up = 35% of contract value Fix = 25% of contract value Completion = 10% of contract value + PCV So far we have just completed the frame stage and we have received invoices amounting to 50% of the contract value instead of 30% of the contract value. Is this the case with everyone that has built with PD. i have sent an email to their accounts payable to provide an explanation. I think its better to have the money in my bank account than their bank account. Hi J & C, Reaching out to the forum is great to help get answers, especially if you’re not 100% sure about something. I think this is definitely worth following up with the PD Accounts team, please keep me in the loop with the progress on this as I’d also be happy to follow this up for you. They are at the point now of thinking about hiring a private detective to find where their SS lives so they can hassle him every single day in person until what they have paid for is completed. ZOMG!!! I dont think I would get to that point but I know exactly the frustration they are feeling. The sense of feeling totally powerless to do anything about it is sometimes overwhelming. I personally don't blame the BC or new SS. I believe they are doing all they can. I dont think its the new SS's fault as from what I hear, he has been swamped with extra builds since the restructure. From the jist of how my old SS was, if they don't have anything positive to report they usually wont answer the call. If they have good news to deliver, then they answer it. My assumption is that its more of a bean counter / upper management thing and they are directing resources to where they are most needed by the company. I guess there are builds out there that need more attention than my build does at the moment. I'm am also very very happy with the workmanship on my build. The place looks awesome!! It is just the few things that need repairs that are holding the whole build up and pushing it into overtime. I know I'll be happy once I get in... after all, its like my house has already hit the 3 month repair stage so at least there wont be many surprises. In summary.. very happy with the quality of the build, just need the minor errors fixed (alfresco roof and balcony) and to LET ME IN!!! Hi Zinner, It is a relief to read your post and hear that besides the outstanding repairs and the delays you’ve experienced with your build that you are happy with the quality of work and that you’re feeling like your place looks awesome. Building a house can be very stressful at times with ups and downs but the main thing is to stay in communication with your BC and SS, even though sometimes they are difficult to get a hold of. I want to reassure you that there is only 1 of me and that if you ever you require any further assistance from me that you please ask me or send me a private message as I’m always delighted to help or escalate issues where possible. Cheers, Ebony Thx Ebony. I actually feel like a bit of a whiner now after my last few posts. I'm sure there are people out there who have not just had there build blow out but have also suffered building quality issues as well. That is at least something I don't have to worry to much about. Although I couldn't get in touch with the SS last week I went down for a peek on the weekend and all I can say is "Wow Wow Wow Wow Wow!!" . Just about everything I have mentioned has been fixed. Wonky light is now in the correct position. Inside tiles completed. Alfresco roof back on. They really pulled their finger out over the last week. The quality of the work is excellent and DW is very very happy with it all... so I'm back in the good books again.. if you know what i mean . Just a few things left to do now so hopefully I'll be getting a PCI in the next week or two (thats just my assumption and I could be wrong... most likely 3ish ?? ). If SS would of rang me back to update me with all the work being done I don't think I would of complained as much as I did. Once again, its the not knowing whats going on with the build that can cause the most anxiety. Specially when the build is in blow out and you are left wondering how your gonna cover all your bills (and for how much longer you have to keep paying the excess on them). Cheers, Ebony Hi Ebony, Any chance you could help me (hopefully) one last time? We have a couple of outstanding issues and are no longer getting any help from my BC or SS. The lock on our rear garage door does not fit our key at all. The lock is completely different to the rest of the house. My SS has known about this for a couple of weeks now but I havent heard one word of response about it. Also the phone set up in our smart wiring box is not comparable for our estate, so while we have Internet, our phone plugs are useless. Our SS has known about this for a month now. I have tried being patient and polite but with no real responses helping in any way I am beginning to get very frustrated! Good Luck City West water issued me a new bill.. they 'guessed' didnt read the metre, guess what they did.. put the last bills usage on.. so now I have a $1000 water bill, and still no cheque from PD to pay the first one. I’m sorry to hear of your communications issues and getting in contact with your SS and BC about your repairs and can see how this would be frustrating for you. I have sent this onto the PD office to be followed up and I appreciate your patience during this time. Regards, Ebony Porter Davis Homes Questions? Has anyone else encountered a similar issue, what action did the SS take to rectify it. There is also a lot of water clogged beside the slab due to the absence of drainage, Can this have an impact on the slab in the long term. Re: Porter Davis homes 5539Jun 05, 2012 11:49 am Humble, r they including the service charges in your accounts or just water? They used to send our service charges to us when we were building. They never charged us for water or sewerage on these accounts. But when we moved in they read the meter then. So we paid for the water from the start of build. I just got my account out and the first account we got after living in the house for two months as well as the build. Total water usage ninty one dollars!!!!! we have four living in our house lots of showers and I do at least eighteen loads of washing a week. Our latest account including all charges was $313.00!!!! something is wrong at your meter for sure. Re: Porter Davis homes 5540Jun 05, 2012 12:07 pm I know u said the Ombudsman cant help with water theft but they can help with a dispute over charges like that. There is obviously something wrong with the meter. Mayb it was faulty to begin with. Can they proove it was on zero when it was put in? U have a case because if it was based on "similar readings" for builds ect.... yours is way out. The water company will need to be able to say "that is an average reading for a build" I cant imagine water theft to that extent, unless a pool was filled. And now u have another account that also seems high. Go back to the ombudsman and say your disputing the charges. Hi there!
