Tender appointment booked for 4 week times. Its starting to feel real now.... We have to pay 3% at tender. Does that mean we only pay 2% at contract then - to add up to 5%. If anyone can give me an insight to the tender process that would be great. I know we have our WOS appointment after that so I am assuming tender is just structural? Hi Golden. My husband will be happy to hear that - he thought it was 3% and then another 5% so 8% all up! We are paying for this out of our money as our bank wont release any funds until they have a signed contract so less is better lol. I have made notes of the size of the kitchen island I want (the same as the display) and want to change some doors so that's good. The plans our SC has given us have a lot of the changes we made to the Kew - raised ceiling in family room, stacker doors. A few of our window changes, whilst reflected in our quote haven't been changed on the plan at this stage. I will go armed with a notebook filled with everything I think. We have been waiting for final drawings to be finished and sent to us for signing. Got an email from BC this morning saying this should be done by late next week... awesome another 2 weeks waiting. Then at lunch time I got 6 emails with all the drawings and variations to sign! And the icing on the cake was a $3,500 credit as the slab requires less work than planned so that's brings our site costs down to $41,500 instead of the original $50,000 that was quoted. You can request to sign the docs online, so you don't need to print and scan the so many pages. My BC sent me the "right signature" link. After this stage, our BC just made sure that we have formal loan approval from bank then she sent our docs to construction. After a week with construction, my BC advised me that site start will be the early following week. When we visited the site the weekend before that, we found that they have fenced our block and started scraping. Site start already after paying deposit just this year! I've been praying for good weather too since last week and so far, it's been great! Our pre-pour/steel inspection is on 22 Aug and then they'll start the pour on 23 Aug Darbecca is doing the inspection for us.. Felt it took ages as nothing happened for 3 months as we had to wait for tender presenters. Then it picked up after the tender. We've selected New Home Inspections to do ours. Waiting on BC to provide site suervisor so that I can pass it to them. new homes is fab, we used them. The site supervisor said it was never on the drawings so they didn't put one in. I pulled up my google docs and showed him we were charged for it in our tender documents. He said they will have to add it in but the scaffolding has already been taken away and will now need to come back. They are due to start painting next week so lucky I spotted it now. Please go over your tender with the drawings right before the build and ask if you think something is missing. This is not something I thought of originally when I went through the drawings. We had asked for 2 sets of hangers on LHS of the WIR and a single on RHS.. The hanger line on left was at 6ft and 5ft on the right in the contract drawing.. and I was like ??????????????? and the BC goes, because there is a bulkhead.. and when I asked why.. didn't know why there was a bulk head.. and took 2 hours to remove the bulkhead and sync the hanger line heights All of this happened on the contract day.. now am looking at my contract documents and I am seeing some serious issues which we have address with bulkheads, renders, render paneling and window styles. Just wait till you actually build and mistakes are still made... we had several issues where things were not completed to plan. We found it very frustrating when we spent months perfecting contracts and drawings causing delay and trades still coudln't follow them. So long as they are right before you start they will have to fix them.
