Thanks to the councils mistake that's long since passed and no way we will be in by Christmas. We don't even have a start date. I hope it will be in August some time. I hope things start moving along for you a lot quicker soon, hopefully once you're done with the council it's all back on track. To who ever is deciding to build i can not stress how important it is to get a independent inspector, i am drawing a line in the sand now, all defects to be fix or invoice is not getting signed, i will not accept anything less especially with some of the defects looking serious. I am not pointing fingers but porter davis need to get tougher with their contractors to deliver especially when they know it will be thoroughly inspected. Site Supervisor has been active enough so we will see how this turns up. Does anyone have the names of the cat 1 silestone? I was so focused on the kitchen stone (which we will upgrade to cat 2) I completely forgot about the bathrooms, which I really want to use cat 1. Yeah hopefully we get past this stage, my frame re-inspection has not been done yet but if they advised me it has been fixed and find out it hasn't i will be not be happy at all. just hold your ground sinbox till everything gets fixed. I can't remember the names of the cat 1 silestone but there's only 3 types,a white, a gray/brown and I can't even remember the other one. They are all pretty plain and boring but that's what we are going with for the kitchen and bathrooms anyway. Thankfully my wife and I agreed on pretty much all the colours, materials etc so at least we didn't have to worry too much about that. WoS doesn't have to be budget blowing, we spent about $10k in there I think almost all of which was electrical and upgrading the carpet and underlay. Their quotes for fitting out the walk in robe are actually pretty good as well so long as you stick to plain white, if you want colours it becomes pretty expensive pretty quick! If you do want to upgrade a lot of categories or are looking to do a lot of work to the kitchen, electrical, bathroom etc I guess it can get pretty big pretty quick! I think Cat 3 carpet (which is not that much more expensive than Cat 2) and Cat 3 underlay was about $7k or so for us, minus about $3k in credit. It'll really depend on how much of your home you want carpeted though I would imagine. Tiling actually wasn't that expensive for us thankfully but all of ours was Cat 1 and we didn't put a huge amount of extra tiles in. Electrical cost us about $5k with lots of extra power points, data points, lights etc. Have you looked into Hebel rather than brick, that's what we did. Now we want to upgrade to Waldorf (not grange). Has anyone done this sort of house design change here. We haven't been into the tender ( no color selection as well) yet but BC has been appointed and couple of email exchanges have happened. Should we talk to the BC or go back to the SC and get another quote and start the process all over again.. our BC is okay but warns us about site start delays for every structural change we notify to her through email even before tender.. on the contrary our SC has been awesome.. Also for us the current quote for advantage range house is sitting around 450k mark including site cost (for a KDR in SE Mel), just wondering if we could pull through a Waldorf below 525-550k range, understand that it depends on the upgrades but we probably won't go crazy with upgrades, just for a moderately built Waldorf not too fancy. Calling up either of them should get you the answer in any case. Going with a Kew 28. Paid our deposit etc, and are in the mist of looking at demolition quotes, power pits and just generally understanding the process. My first WOS visit is on Sunday so a bit excited and scared about that one! I do have a question. We have just seen the bank. Approval of the loan isn't an issue. But our bank (Bendigo Bank) will not release any of our funds until they have the signed contract. Do people pay the 5% out of their savings? Do you have to pay it on the day or are you given a few weeks etc? Was just something we didn't know until we sat down with the bank manager this afternoon. Banks usually wont provide you with 100% finance, there is normally something required from your side. depending on their capability you might be able to get a bank guarantee to pay the 5% before any of the formal docs come through.
