Tried flooring extra, but not impressed. They have half of our deposit for a while now, and purchased stock, so we'd be hard pressed to get it returned. We'll stick with it. I just wanted to make sure others did not get caught. We had our floors installed post hand over by F0wles (bamboo took 4 days to install, which was epic! Looks fantastic though). We paid a deposit, paid up front for materials prior to install, then paid the installation costs after they were laid. Bamboo installation ended up costing more than we had thought as the floor had to be substantially levelled :/ We've done some landscaping and have installed 150 sqm of grass (King's Pride Buffalo, from Aumanns) over the top of about 13 cubic metres of lawn soil. The King's Pride was $9.50 per square metre plus delivery, but it was forklifted to our garage. The Sydney turf would have been left at a depot instead - too much fuss. Driveway should be installed next week (fingers crossed) and new vehicle cross over (people keep parking on the street in front of my car in the front yard which is really annoying - can't wait for the cross over). Once that's in we will do front landscaping. No major issues with the house. Wrong hot water service was installed (post handover) and we are still chasing that up with the site supervisor. Also lots of scratches to glass in the family room area which they will try and buff out, but if not buff out-able, they will replace. Internally there are quite of few spots of paint work we've discovered that will need attention, but nothing that's a show stopper. Overall, the house is beautiful and we are pretty happy with the end result. Trying to get used to having so much space! I'm not 100% happy with the levelling job though. So even though floor was within tolerances, you need it much better than tolerances if you are installing a hard floor. Carpet wouldn't have been an issue. We did originally look at the Royal Page too from recollection, but the macarena sat better with the wall colour. I'm really happy with the feel of the carpet and the quality. The F0wles carpet layers were pretty good too. We didn't need anything fancy - mainly levelling, some cutting in (later we will install retaining walls to perimeter garden beds) and moving 10 cubic metres of soil. We were looking to hire the equipment ourselves as this is a bit cheaper than 'wet' hire, i.e. hire with someone driving the machine. I was researching what company to hire from when I came across Graeme. So for us, with a straightforward plan (i.e. flattening existing clay, move lawn soil that I'd purchased etc) he was great value. If you are after something fancy he's probably not your man, but he has two machines, an easy going attitude, and was easy to work with. We got him back later to install the gas log fire place. Either way, for us, he was a bargain! New driveway booked for next Friday, and I think I've found a chippy to help out with the sub structure of the deck we will build (we figure we will pay for assistance for the difficult bit like setting the posts and making bearers and joists level). Once the base is built we will then space/fix the boards and stain the deck ourselves Once the driveway is done I think we will get our plumber back to move our crushed rock from the front yard, spread more soil, and then order some more grass for the front/nature strip.
