This is the rangehood, according to PD this is how it's left finished now due to warranty issues or something. Is everyone else's left the same or did they lie? Very weird indeed, i thought maybe if you were in an NBN area it could of occurred coz of Argus doing the NBN cabinet and then the standard sparky doing the internal points. Standard for banks from what I hear. We can't alter the house because that will in turn reduce the valuation. Our options are (By preference): 1. Apply for another (better hopefully) valuation 2. Pay an extra 20-30k deposit 3. Pay the LMI whatever it maybe Our valuation came back yesterday on the Rochford 40 we were hoping to build. Almost the same as you joea, $50K short of where we needed to be. We're looking at other lenders at the moment and hoping to get an improved valuation. Don't want to even consider the other options as they are all going to hurt me in the pocket. Did you ask your current lender if they can try with another valuation company? We did and we are hoping this company will give us a better valuation otherwise we will be up for some LMI. Well I'm definitely not an expert on this matter However, a lot of people I have met throughout this build, especially the ones that are building with PD have had valuation issues. I also have a few friends and work colleagues building with other builders (similar sized home as our and in a new estate) that had absolutely no issue with valuation. Part of the low valuation is as you said new estates and lack of sales data but there are many people building with PD that are in the inner suburbs and getting low valuations. You're not wrong at all, but from what I understand when a house is valued it doesn't matter which of the 'Big builders' it's built with. The final price vs the size is what counts. Yea it's the 'extras' that cause issues but not many build just a basic off the plan home. It's a combination of: 1. Bank protecting themselves 2. Builder being expensive 3. New estates/lack of sales reports (if it applies to you) 4. Extras that the bank does not see as 'value adders' to your home Re: Porter Davis homes 10560Oct 17, 2014 7:20 am We also had issues with low valuation and are still annoyed about it. If an established home is up for sale, and it was built by PD, the real estate advertisement and agent will make a very big deal out of this in order to increase the asking price. Not as common to see other builders mentioned in the ads. (When we were looking for an established home, we'd sometimes see a mention of Metricon. In the older areas, it was all about AV Jennings.) But PD, definitely ... it's a selling point for quality. Clearly it makes the home worth more in the eyes of the real estate industry. And still the banks don't seem to value PD homes as high as they should??? Very frustrating. Wish they had more insight. Would be great if they took more into account rather than telling you you went overboard with upgrades. (Really don't think we did!)
