Browse Forums Building A New House 1 Apr 17, 2012 9:12 am My husband and I have picked out two homes we are interested in for our 16x32 block The Lumeah 33 by Big M and the Lexington Lux Q1 by H3nl3y. We had walk throughs of both on the weekend. We were told straight away by Big M that we have a .81cm fall across our block and that we would need retaining walls and site costs will easily be in excess of $25K. We were then told by Big M that the Lumeah would not work on our block because of the retaining walls and that we would need to choose a narrower house. H3nl3y however, said that at most there is a .41cm fall across our block and that we shouldn't have any probs with the design we have chosen. My dad who is a concretor and does house slabs for a few of the big builders has been past our block and doesn't seem to think that there is a big a fall as Big M is implying. I know no accurate site costs can be given until surveyors have been out to the block to take accurate readings. Both builders we're looking at the plan of our block, not too sure what the numbers in each corner of the block on the plan were called but that's what they were referring to. Our block has alot of fill and soil came in at E1. Proposed slab is 460mm thick. Slab is about 11-12K I think from memory. Site costs about 3K although a provisional sum. We would be looking at a retaining wall as well and the proposed slab and land slop puts our alfresco off the ground about 7-800mm. We are going to get our block cut so that the lowest point is the starting point. Will cost about 5K but that is money that we'd need to spend anyway and I would rather no retaining wall and a ground level alfresco. So cutting the block might be money well spent.
