Browse Forums Building A New House Re: WE HAVE A SLAB :) :) :) 81Sep 05, 2011 6:11 pm Thats great news aloha!! I have some fantastic news of my own.... Went to the block today to get some dirt pics and OMG THERE IS A SLAB Will post some pics when I get home from work... So excited!!! They didn't even tell us it had happened lol.. So I called my CLO and she was like yeah congrats baby its all yours So wonderful! Aloha what happened was, the Sales Manager rang and said our building license was approved, then we received a phone call, email and letter from our CLO introducing herself and saying to make sure everything was in (signed plans, addenda, variations etc) and that we had advised of our accounts and then we got told about 1.5 weeks ago that the slab will start going down in 3 weeks.. But then yes as I said, went to get some pics of the dirt and what a shock the slab was down! My lovely hubby, Dave, just rang me and was like "when did you come here? I thought you were kidding but wow look at our slab" haha My building forum: viewtopic.php?f=31&t=49650&p=756654#p756654 Building the 'Ultimate St Marks' with Home Buyers Centre Re: Building with Home Buyers Centre in Pearsall WA :) 82Sep 05, 2011 7:10 pm How exciting! Congratulations Such an exciting development and now you'll get to see some real progress...looking forward to pics! Re: Building with Home Buyers Centre in Pearsall WA :) 85Sep 10, 2011 8:06 pm Hi Shannon, Congrats on the slab!!!! I'm so envious for we are still waiting for council approval. I can't wait for ours to begin.. Where are the pics?? Love to see the update of your house. Anyway, we received our final plans but some minor changes to our electrical needs some editing. I'm praying that since they miss some stuffs they would allow me to make a few changes..hopefully... Btw, I was looking through our breakfast bar and same as yours the measurement is 260mm, is that adequate? I thought 300mm or 30cm is the standard? I inquired about this at pre-start and the lady said the "overhand" is 30cm. Just wondering if that's the usual. I don't like our breakfast bar now where your knees is bumping with the panel, no overhand or whatever you call it. @Amanda, any updates on your build? Are you making your own thread soon? Srichz Re: Building with Home Buyers Centre in Pearsall WA :) 86Sep 10, 2011 9:05 pm Thanks everyone promise I will put photos up tomorrow when I hop on the computer Sheena about the bench, it's not officially a breakfast bar. Normally they are a tad deeper but that's the measurement I had growing up with our breakfast bar and it was always enough room even for the adults so we didn't need to change it typically with builders that is just an island bench, it you turn it into a breakfast bar they will normally make one end of the bench wider with a larger overhang.. Go on aveling homes website and look at the display home the Provence to see what I mean! (sorry I'm not very good explaining lol) My building forum: viewtopic.php?f=31&t=49650&p=756654#p756654 Building the 'Ultimate St Marks' with Home Buyers Centre Re: Building with Home Buyers Centre in Pearsall WA :) 87Sep 10, 2011 10:04 pm I'll have to make sure I jump on tomorrow to check out your slab! I can't wait for ours to start! Srickz we are with you...still waiting on council but I'm hopeful we'll get somewhere in the next 2 or so weeks. I have been thinking about starting a tread and will do once we have council approval! Looking forward to the photos! Slab looks awesome!! You must be pinching yourself now that it’s all starting to happen Can't wait to see more photos!! We got approval last week our slab is going down in 2-3 weeks so hopefully its down before the end of the month yay!! I will put photos up and show you, might need your help on uploading photos though June 11 - Received House Plans July 11 - Settlement Day July 11 - Pre Start Sept 11 - Slab went down October 11 - Bricks/ materials arrived Re: Building with Home Buyers Centre in Pearsall WA :) 91Sep 13, 2011 6:42 pm Finally it's starting!! nice photos Shannon.. Hopefully we don't have to wait for ours for another month. Btw, when you did the Pre-start, did they told you that you can't make any more changes to the one's you specified the moment you walk out of HBC? Well, I forgot some things and only realized some stuffs when I arrived home. They asked me to pay a variation fee when I asked to add some things later. I figured they were too important so I paid the variation fee. Now, I'm fuming for I talked to one of my co-workers whose building with HBC and they said they have to return to finalize their Pre-start a week later. While I get to pay for any minor changes I asked. I mean that is just to bad, they slap you with a fine whenever they want? Srichz Re: Building with Home Buyers Centre in Pearsall WA :) 92Sep 13, 2011 7:19 pm Sorry Sheena, I'm not too sure what you mean?? At prestart you do all of your non-structural changes... If you add something in at prestart, you can change this shortly after if you dont have the funds or anything... However most companies normally dont allow you to delete anything in the existing contract at or after prestart.. As for adding something completely new / different in after prestart, yes you have to pay a variation fee. The rule of thumb is no structural changes from pre start onwards, and no other changes from pre start unless you pay a variation fee.. So if you forgot things at pre start and added them in afterwards then yes you have to pay a variation fee unless they are nice and waive it for you. Your co-worker may be returning to finalise their pre start for a number of reasons - ran out of time to finish, had an emergency and got called away (either party), had a special agreement with HBC prior etc. But the majority of people do their prestart and that it is, no return trip. That is why you need to make ALL of your decisions prior to going.. Pretty much as soon as you sign at the end of prestart, thats it! No more changes unless you are deleting something you added.. Our pre start girl gave me til the next day to call her re our garage door colour.. Hubby wanted monument to match the roof and I thought it was too dark. HBC knew I was attending pre start on my own because hubby was working away and when I discussed garage door colour with pam she cringed about monument and I said i thought it would be too dark, she agreed and said i could have til the next afternoon to call her if we wanted to change the colour and then she sent me photos to send hubby showing how bad it would look.. But as is prob the case with your co-worker, this was a special agreement with HBC because they knew a month in advance I was doing prestart on my own and such. And that was the only change I was allowed (all i wanted to change anyways) to change.. Hope that answers your question! Made me more calm. Got confused for some of my co-workers that are building with other builders they got a week to finalize everything. Quickly, I thought something must be wrong with ours. Thanks a lot!! So glad to know...
