Can you help me work out approximate cost?
We just want normal size 4x2 (in WA).
We calculated the following:
Land - $290,000-300,000 (regular size 450m2 block)
Site works - $20,000
Basic House - $200,000 (4x2 with alfresco and activity room)
Finishings (floors, paint, tiles) - $50,000-$70,000
Stamp Duty - $21,000
TOTAL: $611,000
You can get basic 4x2 for arond the 150k-170k in Perth. Take a look at the weekend papers with the liftouts.
Site works depend on the area you buy and the type of block - I know mine cost me appro $6000 for sandy soil (clay and/or rock are more likely going to be the higher end of the spectrum.
Flat blocks will be cheaper then sloping etc.
Finishings basially depend on your budget - I did not spend anywhere near $50 000.
I did save a fair bit of money by doing the entire paint job mysef after buying the materials I needed.
I also got my dad and other to help with the tiling aftr getting the tiles/grout and glue needed myself.
I managed to buy the pefect carpet for my requirements which included free laying (saying on labour costs again) at a much cheaper price then what the builder charged.
I did have to live with some unpainted walls and concrete floors for a while but this was the only way I was ever going to be able to afford it.
As for handover - it depends what is included in your contract. My contract did not include flooring to anywhere except the wet areas, any painting (except ceiling and door frames), blinds etc so I moved into a house with concrete floors, unpainted walls and bare windows.
Someone else I know moved in with floor coverings and blinds as that was what was included with their build contact.
