BUT ....Finally, I have movement - we have frames! Yippeee! After a long (ridiculous-10-week-long) break, the builders reappeared on Monday and put up our house. Lots of delays (as usual) including stupid weather, SS sacking framers and trying to find new ones, rain, Xmas, did I mention rain? The carpenters arrived on Monday and by Thurs we had a 2-storey skeleton house. Walked around it today and quite impressed with some rooms, disappointed in size of others (small kitchen and back family room) - lounge room is HUGE! (with Frames) 43Feb 12, 2012 5:16 pm Hey BNA, Great progress for such a wet summer It took our guys three weeks to finish the frame just because of rain, so frustrating I'm sure once the gyprock goes up you wont be so worried about the size of rooms, I am also worried about the size of some of our rooms but everyone has told me once gyprock goes in it all changes. Our kitchen looked small because there was a wall in the middle of it - holding up the top floor. A wall that we didn't want, has been in the builder's plans from Day 1 and even our Architect can't explain how it go there! When hubby & I poked around a few weeks ago, we thought the frame in the middle of the kitchen was just temporary but after touring the site with the SS, he explained that it was 'in the plans'! Much to our amazement... we emailed the architect who also was 'surprised'! Lots of tears (mine) and negotiating (hubby's & builders) we got it removed - at a HUGE expense and a giant iron beam across the back of the house. The builders were great - they tried to come up with inexpensive solutions - like put a hole in the middle of the wall, make it a feature etc etc. But I wasn't budging - I didn't want a wall at the end of my kitchen bench. So the engineer was consulted and assured us the beam idea would work. So many $'000s later, the roof trusses were removed, the beam craned in, and roof trusses back on we now have what I wanted in the first place. And our Architect has some questions to answer! Thank Goodness I"ve just spent the last 2 weeks in sunny Thailand or I think I'd be a quivering mess in the corner! One step forward... Re: Building in the Shire - Render and Roof - Yay! 45Apr 20, 2012 5:49 pm Since the nasty wall was removed things have been looking up! We lost a few weeks by removing the wall and craning in the new beam – then putting the roof back on. But since then we have: • Brickwork finished • Render complete (just needs paint) • Roof on (even in the rain)!! We had an interesting electrical consultation. About to pay way too much for LED downlights but after a bit of research on H1 I realised we were being ripped off badly. We’re now buying our own lights and saving about $100 per light. The electrical consultant also couldn’t explain C-Bus (disappointing given she worked for the company that invented it!) so we now have to talk to another guy about that. Met with the Tile Man and we’re really happy with our selection – ensuite in brown and white, bathroom in taupes/beiges. And love love love our floor tiles – kinda browny/greyish. Photos to come. So onwards and upwards. This week – render painted, cladding coming in, we’re selecting fireplace tomorrow and looking at light shops later in the week. Although I ran into my neighbour yesterday and she said 'quote... you're not leaving it that sh*tty colour are you? unquote' to which I replied "I'm actually really happy with the sh*tty colour - so far, it's my favourite bit". Once we get the scaffolding off (fingers crossed next week ... still waiting on cladding) I'll put some more photos up. We still have no gyprocking, no doors, not much more than 3 months ago really - cladding's been finished and scaffolding came down a month ago. Electricians are there today and plumbers have been hanging around for the past week. Hubby had some stern words to the builders about a month ago and they assured us it would be wrapped up on 10-12 weeks (early Sept). But, 4 weeks later, I'm very doubtful. Apparently our build has been neglected in favour of a louder customer. Now that that angry customer's house is complete, they're going to get to ours. We've been renting for 13 months now and, of course, the landlord has put our rent up so that's not helping. The pittance we'll get from the builders for going over their contract will just make up the difference. (Their 160 day contact was up a month ago). Does anyone have a slower build than ours? But our current builders havent been too bad, so it's not really a direct comparison comparing a company that went bust....! There is always an excuse, isn't there. Looks like things are moving albeit slowly. Can I ask who you are building with? We looked at some custom builders in BellaVista as well and I would be interested to know if they are one we were considering before we went owner builder. What I love about this site is that I can read through a few other posts and there's always someone in the same situation (or even worse). I have discovered over the past couple of years that building is a stressful, interesting, exciting, frustrating process - with plenty of ups and downs. And we're not alone - no-one's build is easy (except the guy from work who I'm beginning to hate every time he tells me about his dream-run ) What on earth are we all going to do with ourselves once our houses are done? Life could be a bit dull... I have seen you on other threads too. Sorry to hear about frustrations. You are right - there are always people around on the H1 with same stories, slower stories, faster stories.... No two builds are the same, even with the same builder. I agree with gogo - your house is looking very posh. And those stairs are lovely and grand. It will all be a distant memory once you move in.... We have lots of wires hanging out everywhere and we have a power pole out the front and an earth rod (didn't know what that was until this morning).... apparently very important and almost impossible to find the right place for on our block (due to all the rock). Plumbers and carpenters have been busy doing stuff and soundproofing/insulation between the walls started yesterday ... so fingers crossed - gyprock next week. I'm beginning to think this project is a bit of a challenge for our builder - found him scratching his head and swearing under his breath a few times recently as we discussed abovementioned earth rod, internal staircase (he admitted he's never done a staircase more than 2 floors before) and a few other issues I've thrown up along the way. DH has handed all control over to me as he's off fighting fires (not literally) in his small business so am suffering a little from added pressure of making decisions alone. Chose the garage door colour today (Cedar colourbond-type-stuff) and came home to tell him - and his first question was "can we get a lighter colour"? I told him "No - they don't make any other colours". Our early Sept finish date has been revised to 21 Sept. That was two weeks ago and we were supposed to have gyprock by now so my guess in now early October - I guess we don't have to hurry putting the gas fireplace in now! Gyprock! Had a 'tour' today as the gyprockers were finishing up. Now it's starting to look like a house. Its amazing how the rooms DO feel bigger with walls. Great to be able to climb up to the top floor and have a look around. Our front 2 bedrooms have a great feel to them - lots of light from floor to ceiling windows. A couple of windows I would change if I had my time over (make them bigger and lower) but overall it's starting to look good!
