Browse Forums Building A New House 1 Jan 21, 2008 9:54 pm Hi,
I was just wondering if anyone has a contract or list of inclusions or specs I could have a look at. I am trying to think of all the things I have to research - taps, tiles etc but I'm really worries I'm going to forget some really big things. I'd love to be able to look at all the things we will have to decide and tick them off as I do my research. I'm not sure if this kind of list would be on a contract or an inclusions list as we are only as far as interviewing builders. Not sure if this is a dumb request but thought I would ask anyway. I guess this is the place to ask questions! Thank you to anyone who can help. Re: Anyone have an inclusions list or contract? 2Jan 21, 2008 10:37 pm just look up some builders websites, most have a list of inclusions on there. Re: Anyone have an inclusions list or contract? 3Jan 21, 2008 10:40 pm Thanks Aussiebell but I was thinking more of things that you have to decide on. 'Colour of skirting boards' was one I read on someones posts that I would never have even thought about! Re: Anyone have an inclusions list or contract? 4Jan 21, 2008 10:58 pm Little miss grown up, there are many many decisions that need to be made but your builder, whoever you choose, should work through them one by one with you...
Some of those decisions are regarding but not limited to, structural upgrades, electrical, interior and exterior colour selections, tender appointments, contract appointments, variations.... Your builder will guide you through the process, it can be exciting to some and daunting to others. But feel free to search through the threads and find posts on the above topics... The forum is a great resource, you will find yourself reading away for hours...if you're not careful!!! You can find it here.. http://forum.homeone.com.au/viewtopic.php?t=3604&postdays=0&postorder=asc&start=90 about half way down the page. Re: Anyone have an inclusions list or contract? 6Jan 22, 2008 8:13 am Cookiemonster list is very extensive and therefore good guide. The problem is, if you are not sure what are those things on the list.
I was in the same boat, very confused in the first time, but learnt all of those bewildering terms etc through this forum, and of course many search on the web. One rule of thumb is you need to know the model//brand/colour. I dont think you will need brand to EVERYTHING (at least it is my experience in Canberra). I wont be specifying brand of my cornice, gypsrock etc as they were all pretty standard in the ACT. But you will need brand for all white goods, eletricals, tapware, basin and other bathroom thingy as they tend to be expensive. Good luck with your selection. Thank you. 7Jan 23, 2008 8:10 am Thanks so much everyone!
That's a great list and I really feel it will give me a head start. I worry that we will will get hurried through the process and not get time to think about the decision. Thank you and I'm sure I'll be asking a lot more questions! Re: Anyone have an inclusions list or contract? 8Jan 23, 2008 8:45 pm Hi
We have started our build (framing stage) and the builder just sent us the final selections list to confirm. If you want to send me a pm I'll attach a copy + inclusions for you to have a look at. Cheers and good luck. Thanks. There are plenty of builders around my suburb. I'll make sure to do some door-to-door knocking, or note their building details on the temp fence. 4 4752 You talk about deletions, are they variations or PS and PC adjustments? pleas list them 1 16568 Hi All, I just wanted to close this topic out with an update.
