I think settlement are at different times for some people because I've already got confirmation that our land has settled about 12:30 pm from our conveyancer.

Unfortunately my imbecile broker stuffed up, put the FHOG in too late for the Bank, filled in wrong so I was $20k short as of yesterday 2pm and didnt have time to find it, so had to push out settlement while I resubmit FHOG, ggggggggggggggggggggggrrrrrrrrrrrrrrrr. Sat on butt for 5 months, all he had to do was sort out the loan documents, FHOG and do it on time, and with the land pushing out 4 months before title he was hardly back to the wall. i will never use a broker again for my financial affairs, this guy has been a nightmare. I will always manage my own financial affairs. Good luck everyone Thanks! My broker organised everything for me without any hiccups. He also explained everything to us so that we were always in the loop. He even meets with us after work hours so that we didn't have to take any time off from work. He has no fees, he only gets paid what the banks pay him in commision once you sign your loan. I don't work for him or get paid any commision or have any association with his company, I'm just spreading the word because I think he was awesome Re: Somerfield Keysborough Stage 15ers 67Jun 07, 2012 4:07 pm Congrats to all my future neighbours, has been a long wait but i guess it makes it all that sweeter We are all payed up and now feeling quite poor haha, in regards to FHOG (which we are also yet to lodge) i beileve if you have organised your land / build process seperately i.e not a house and land package then you have until the build contracts are finalised. Re: Somerfield Keysborough Stage 15ers 70Jun 07, 2012 6:35 pm Hi Guys, The FHOG which I believe has a deadline, SRO say's 30 June while builders state 7 June. So if you signed your building contract before 30 June, I think you will still be eligible. It all goes back to the building contract date. Builder's push customers to sign before 7th June in order to make time and availability to contract signing before 30th June. Hope I make sense. Any concerns just visit the SRO website. Also, just a note, it does actually take quite some time to get to contract signing stage. This is why builders are pushing today's deadline. They will be flooded with a lot of paper works. We was wondering how many residants of stage 15 are planning on building straight away? We are planning to build start building straight away because we are hoping to move in by the end of the year (perfect xmas pressie), but was wondering if we'll be the minority or majority in stage 15. We have friends in an earlier stage of Somerfield, and they had been living in their new house for over a year, when other houses started construction around them. They told us the dust and noise can get annoying some times, and we were hoping not to go through something similar, plus, it would be nice to have neighbours to talk to or interact with All the best with the build!!!!!!!!!!!!!!! Have to factor the potential rain, holiday periods and all the other issues that crop up along the way. I've lived in Keysborough my whole life and I cannot fathom how much it's changed! 12 months ago where I'm assuming is stage 15 the chicken/egg farm was still operating and now there is roads and lights and houses! It's just crazy! The blocks are very small though, for the price you're all paying it would be nice to get a bit more of a back yard. I notice though - on both sides of perry rd - there must have been a bulk sale on rendering I could not see a single facade that did not have rendering. So you are not stage 15, infact you havent bought in somerfield, but you thought youd pop by to tell us we paid to much and there is no variety at all in the estate, its all rendering. My Nan and Pop bought here when it was all market gardens and the fact that the area I've called home is now worth so much and building up just astounds me! The estate is fantastic both sides, the new kids park is so cute almost wish I could get away with playing there! Yes I think the blocks are to small - but I think the same about pakenham and Clyde etc as well. It's the same in crystal waters and hidden grove too. Call me old school but I like a back yard. If we had the budget Keysborough would of been our first choice. The only negative I intended in the whole post was the rendering - the houses are not all the same; having render doesn't mean they are the same . I personally just do not like rendering. Either way you read my post all wrong and jumped straight to the negative. Keysborough is an amazing area and I wish I didn't have to leave. Parkmore is amazing, dandenong is 2 mins away, you're 30 mins from the city and 10 mins from the beach. Sorry I knew you were just making an observation, I was just being a smartarse... I tend to agree with you actually, and also agree that a yard is worth having, but for us id rather have a HUGE yard and regardless of the type of house we chose I wouldn't get that that Keysie so just decided to go for the house we preferred instead. Id like to be able to sell up in 5-6 years and get a big place in somewhere like Warrandyte with land... No offence meant, was just poking fun, and you are totally entitled to your opinion either way.. I didnt even know what rendering was 3 months ago.
