Browse Forums Building A New House 1 Jul 11, 2011 4:10 pm Hi everyone, Longtime reader 1st time writer on here. My partner and I bought the Manchester 21 in April Spring Farm Riverside near Camden. This part of Spring Farm has been locked and Fenced off to the public as still is a massive mud pile. But land registration was due June/July which we were scheduled to start build 31st Oct. We received a letter last week stating that due to "rainy weather" there has been a delay in registration and the revised date will now be January/February.! We have signed our contract and done our colour selections (which I will put up soon). I sent an email to Eden Brae informing them about the delay in land registration. I have just received a reply. "Unfortunately we would have to work out a price increase of some form as this will push your site start date out to March/April which I can not hold the current price for an additional 5-6 months for nothing. I am happy to work with you to make an agreed reduce rate for this extra time. Please let me know what you think." Could anyone with a bit of experience or knows anything about this help me with a bit of advice? Muchly appreciated! Re: Land Registration Delay.. Costing us $$$ 2Jul 11, 2011 4:19 pm From what I can gather thats a pretty standard exercise. I know we had delays in the estate here and a friend had a site start contracted for October last year, which didn't happen and my friend ended up having to basically pay a fine to the builder for holding them back. I don't think the price on the house increased though. I don't think the price on the house increased though. Most builders only do 120 or 150 day tenders. Due to the delays on land the tender price will expire and any new tenders would be subject to the current price of the new tender. The new date for the registration is quite a big difference on completion. McKeachies Run, Aberglasslyn Deposit paid 11th April Land registered 6th June Land settled 20th June Colour selections and contract signed 5th August Commencement letter received 26th September Re: Land Registration Delay.. With the price of the houses going up plus change of promotion we were ok with it Re: Land Registration Delay.. Costing us $$$ 6Jul 11, 2011 9:18 pm OK, thanks for your help. I guess it came as a shock as the last thing we want is more costs. I will send an email back to them hoping to come to some kind an agreement at a minimal cost. Re: Land Registration Delay..
