Browse Forums Building A New House 1 Jul 11, 2011 12:16 am Hi We sound out our building setback from the front of the property is a metre less we we told for a 10mx29m block this is a big deal The choice Is , leave house as is and our back yard goes from 5m x 10m (which i thought was too small) to 6m x 10m or add .5 metre to kids bedrooms and they go from 2.9 x 3.1m and become 2.9 x 3.6m and the backyard would be 5.5 x 10m we plan at this stage to live in the house at least 10 years but also want it to be "sellable" when the time comes. what would you do? Ny reasoning is that an extra 50cm in a bedroom is huge but I think you would hardly notice it in a yard. Ps my back yard is only 4.5 x 13 so I understand the joy in finding more room Re: Just found a metre what would you do? 7Jul 11, 2011 8:27 am Another +1 for the bedrooms - another 50mm will make a noticeable difference inside and it would be the sort of thing that makes people go "oooh it looks nice and cosy from the outside but these bedrooms are actually a nice size!" and any pleasant surprises hidden behind your facade can only be a good thing when it comes to selling. I'd be thinking with a 10m wide block they would be on the absolute minimum side setback already. Some people apparently have nothing better to do than comment on other people's sigs. Just another way to look at it Re: Just found a metre what would you do? 9Jul 11, 2011 10:21 am Thanks for the replies guys, I am driving my wife crazy with this stuff your opinions help greatly I was thinknig along the same lines about more space in the bedroom, side set backs are 1m either side so not much we can do about that and 5.5 back yard is bigger than what I thought we would end up with so all good!!! now just to throw another question out there ,we have 3 minor bedrooms as mentioned currently 2.91 x 3.1 Due to the configuration of floor plan we have 2 options *Add the .5 to two of the bedrooms making 2 bedrooms 2.91 x 3.6 and leave the 3rd 2.91 x3.1 or *Add .3 in one .2 in another and .5 in another leaving 3 bedrooms - 2.91 x 3.3 , 2.91 x 3.4, 2.91 x 3.6 what do you think is best option? Just another way to look at it As you mentioned in your previous reply there is still an extra 500mm in the backyard anyway, but an extra 5 sq metres inside the house will be more value-adding than an additional 5 sq metres in an already small backyard imo. Prospective buyers looking at a house on a 290 sq metre block will expect a small house with small bedrooms and minimal yard space, so having bigger (almost standard sized) bedrooms like you would see in a larger house will be much more noticeable than 500mm more depth in the rear yard, because a yard of either size is essentially nothing more than a courtyard anyway (you wouldn't look at a 6m x 10m yard and think "wow this is much bigger and more open than I imagined"). Go out into your backyard and peg out 5.5m x 10m vs 6m x 10m on your lawn and you'll see what I mean - I had a similar dilemma when trying to work out how much room we would have in the small yard at the rear of the house (most of our space is more to the side of the house) with different setbacks as well as the easement running down the back of our block while working our the most practical length for the driveway and trust me when I say 500mm isn't much. In my opinion it depends. If you have kids and all three bedrooms will be occupied permanently, then I would go with second option (making all bedrooms equal size).
