Anyone else building in Glenmore Ridge?

ok so I will copy what happened today from my blog....

What an amazing day - would go as far to say that it was one of the most memorable days I can remember.

Here is a summary of the day

7:00am - Ivan was to be on site with his equipment and generator to grind the slab
8:00am - get a txt from Ivan to advise he was bogged as the ground was very soft and muddy
8:30am - in the car off to Bunnings to get tow rope to save Ivan
9:00am - Arrive on site and generator (massive power generator on trailer) is bogged due to all the rain and MUDDY as!
9:30am - 2 attempts to get the generator on site and bogged both times. Ivan calles Coates Hire and requested a machine quote to crane the equipment onto the slab - Coats hire want...... $1000 to do it which is far from what I can afford!
10:00am - Ivan goes to Kennards and gets a heavy duty trailer to try and make it easier to get on site instead of the crane options - again the ground is soaking wet and muddy and very bag - cant even walk on it - that bad
10:30am - New trailer arrives and again.... gets bogged and have to tow that out as well
10:45am - Frustrated and have no idea what to do - head up to the Glenmore Ridge Park opening and run into Matt (client of mine that I did a home loan for 2 days ago!!!) - also building in Glenmore Ridge and explain the story. Matt says "I can get a crane here in 30 mins!!" - not what you know its who you know
11:00am - Me and Matt drive to Emu Plains to get a truck with a crane on the back - drive back to site and crane the machines onto the slab - watching in amazement!
11:30am - Ivan on site grinding, I am thanking Matt to no end and standing back in amazement on what had transpired during the day.. Matt thankyou so much....!!!!!
4:00 - get a message from Ivan that the generator has Sh*t itself and Coates are coming out at 7am to fix it...
Like I said the day went from bad to worst to good and back to bad and Ivan took it all in his stride - Without Matt coming to the rescue nothing would have happened and wasted lots of $$$ with hiring equipment with no result.

Wow....what a drama!!! Glad it all worked out in the end. Hope we can have a few days of sunshine to dry out all the mud on your block so as this week will be easier for you. Can't wait to see your polished concrete slab, i'm sure it's going to look amazing!
Well he went back to do the work today and what happened... The machine DIED

Nothing got done and I feel bad for him... and we have to delay the frames until the work gets done..

Ivan is confident he will get a replacement tomorrow. He said he has 10-12 hours of work on the slab to get it all done.
Frames up... Windows delivered.... = very happy
Great news - it looks fantastic... before you know it they will be bricking!

I did my usual drive by of the estate. There are more and more site fences going up so things are really on the move. Zen have put up a few of theirs - assuming they are house and land packages.

Plus a builder I have never heard of - Tribeca homes. They have heaps of sites.

I went to Jetmaster today to confirm that the fire I had picked off the internet is as good as it seems. Well it is, however after seeing pebbles in the real and the log look, the logs actually look better.. the online pictures look way better than the rocks look in the real... cannot wait to curl up next winter in front of it.

Next I went to Di Lorenzo to check out tiles etc. Have found some really lush looking floor tiles of the bathroom... a completely different look to what I originally wanted and of course and upgrade but will have to see how much it costs. As for main house floor tiles.. love all the porcelian but very pricey.. but again will have to do the sums and see how much it actually works out to be.. at the end of the day, these are big ticket items and are hard to replace down the track with out mess and more cost so maybe the extra cost now and then we are set.

Wisdom have said we may see our plans back by the end of next week. lets hope so. We looked at having a private certifier but the 149 certificate for the land wont allow it.. so its the council process all the way...

On a gardening note.. I did my landscape plan and wisdom were very happy with it so that saved me $550....

Anyone here a green thumb????? any plans or ideas for your gardens?

How is everyone going? We have been told that our plans are so far on track to be back by Friday for us to review and fingers crossed sign off. I am pushing for contract signing for next week. Just want to keep on pushing to keep this admin part of the process rolling.

We do our tile selections from Di Lorenzo. What a hard task this will be doing our tile selections for bathrooms and main floor....

Good news Cass... fingers crossed that they can get them signed and ready to lodge into the council. We just did kitchen selections and are yet to do bathrooms tiles etc... I can already see that will be a difficult one to do. But will stick to advice that we got... darker floors and lighter walls


On our site we had bricking commence Monday and we are ultra happy with the colour - They should look really good once they are cleaned up - we love the blue tones in them.

What about everyone else? Any other updates from the other sites?
We received our preliminary plans yesterday. All is good. Only one door to be moved. Shadow diagrams were raised by wisdom so I went into council today and saw a planner. He said it looks fine. We are well within our setbacks. We get our contract on Tuesday so fingers crossed t we will get this ball rolling soon.


Drew your bricks look great. Quite a few fences going up and form up for slabs. Still no double storey houses to yet go up. So far the facades on the houses well under way look good. That Janson home near the sales centre almost looks complete. Have a good weekend all. We are off for some beach 4wd tomorrow. The Stockton dunes.

some nice places getting built, but all look single story so far,
we got the all clear from Stockton so now to the council, should be good to go in 2 weeks!
Still no one here from Domus or that end of Tall Trees?

Hi Richard... you are the first from that end... welcome to the thread!

So the main questions??? who are you building with? What are you building... and congrats on not having too long to wait until your site starts!!!!

Did you go to any of the BBQ's that stockland has put on?

I have a friend that will be building in Blue View Tce...

Update for us.. we got our contracts today so will take back signed with our 5% deposit and then its all systems go.. well except for the bank... we need to engage them for the next stage which is a whooping big payment upon completion of the slab....

Our bricks have been going up for about 1 week and 1/2 - only have one bricky working on site but has done what appears to be a great job... we should have fascia and gutter this week and then roof the week after
Hi all...

Here is a new question... the laybacks for our drive ways... how much is everyone being quoted to have it cut out of the square Kerb and put in for the driveway... only the main carriage ways in glenmore ridge will have them already done by stockland..... the rest has to be done by the owners...

Secondly was anyone told this when buying their blocks of land? We so far have a quote of 3K to get the cut out of the kerb and then the new layback put in.....

Other than that, we are yet to sign off our contract having a little admin battle with Wisdom over some of the warranties in the contract and their progress payment structure... but once all sorted we will be full steam ahead.

On a good note, we have decided on our internal floor colours, plus bathroom colours. As for the kitchen it will be a mix of white and wood... what tones and balance yet to decide.

Wall colour will be something similar to Antique White USA... we will do later some feature walls etc

Outdoor - would like a hardwood deck but will have to see what is the most cost effective either that our outdoor tile.

How is everyone progressing. We signed our contracts today. We eventually got a few changes with our contract. Some however we had to just sign off as is. Its worth a try. Starting to really itch to just get things moving now, a little sick of the paperwork trail.

How would everyone think of organising a land BBQ when it warms up a little more? Just to get to know everyone a bit more. The kids can have a kick around??? Any thoughts?

Something else - our bricks we found out how much it will cost to upgrade our bricks, it was not as much as we expected so we will be going ahead with our first choice, the Austral Symmetry Earth. Gutter and fascia - Jasper, Panel Lift doors - Surfmist, rendrer on porch yet to decide and windows will be Andoric Off White - (I suppose a fancy way to just say white) - Cladding - probably a darker tone of the surfmist.

Is anyone putting in a pool? We have had one quote back a good 30K for quite a small pool, so at this stage that one will stay on the drawing board.

we dont have room for a pool, but we got a massive oversize area for a SPA!!
we are with couscil now, we got a 149 or 147 cert for complain and development, so a 10 day turnarround for us,
we went to the spakie the other day and it will cost another $4k, but we have power everywhere now,
still no movment from other down my end....
we have a comply and development on our 149. Does this mean that it's quicker through council. We have our colours appointment on Saturday so that will finalize kitchen colours internals doors externals etc. The oversized spa sounds good. We got another quote for a pool same pricing 30k.

Hi, I'm building my 1st home in Glenmore Ridge. Has anyone had a soil test completed yet? Ours come back as Highly Reactive Soil. I'm wanting to find out if anyone else building in the same area has had the same result. We're now getting H1 slab instead of M classification.

I have a friend living in Glenmore Ridge. He has been living there for last two years. He also had similar complains regarding soil. I think he changed the soil underneath.

Really? That would have been a lot of soil Jeremy-and would have resulted in compaction and fill and therefore another soil report.....what was the result-if you can remember...

2 different things....

A 149 specifies planning controls on different parcels of land - Lets people know about things like bushfire impact, conservation areas, heritage listings, effects by council, contamination etc

When you apply to council or a planner for building approval you can apply 2 ways

1. Complying development - if you building complies with strict planning guidelines then you can apply under "complying" meaning that council or the planner will turn the approval around in 10 days. Basically the submission has normal setbacks, not impacted by bushfire more than BAL19 (only recently added with support from a Bushfire Attack Report by rural fire service or a specialist) , complies with open areas, side setbacks, normal roof pitches etc

2. Development Application - normal submission that can take up to 6 weeks to approve - for everything that falls out of the above
