Browse Forums Building A New House Re: Anyone else building in Glenmore Ridge? 162Oct 18, 2011 12:01 pm No building news at our end.. but we did buy a puppy on the weekend... so that will keep us occupied for a bit! Its a beagle and they don't grow out of puppy stage until about 6 lol. I have a few pics of him on my blog... Re: Anyone else building in Glenmore Ridge? 164Oct 24, 2011 8:58 pm Good stuff. Noticed they have the fencing up around your place now. We should be exchanging contracts this week finally. Noticed lots of new slabs and land clearing happening in the estate over the past week. Lots of houses popping up and being bricked. The famous fence is slowly being sprayed too. Also noticed that all the driveways that are being finished are not being coloured all the way to the road. The council section of the driveway is left plain concrete, what is that all about? Would have thought they would colour it all the way. Re: Anyone else building in Glenmore Ridge? 165Oct 25, 2011 8:46 am Hi... we have success with the fence. so after the few phone calls to the builder and stockland.. its being changed.. the builder was intially reluctant when I called, but made another phone call to higher up as did stockland and we have success. Cameron and Katie - council is now stipulating in all new subdivisions that the council stip component of the drive way must be plain concrete, so that if they do future work, they can just replace your driveway with plain concrete, plus if they add walking paths etc it will blend in. It looks a bit strange but I suppose once all the driveways are in they will all look similar. Noticed another person has moved into another Janson home... it looks like not long and there will be quite a few homes ready. Re: Anyone else building in Glenmore Ridge? 166Oct 27, 2011 1:13 pm Question CamKat and Richard - as part of your building process what have you been told to do regarding bushfire? Re: Anyone else building in Glenmore Ridge? 167Oct 27, 2011 2:16 pm Nothing... When we looked at the plans it states we are in low range for bush fires (from memory). I would have thought we would have had to do something for it but no word to say otherwise. Re: Anyone else building in Glenmore Ridge? 168Oct 27, 2011 2:19 pm Lot927 Question CamKat and Richard - as part of your building process what have you been told to do regarding bushfire? i was told when i bought the land it had fire rating, but my builder said it might change and to check the 147 cert and it had no fire required, so i had my fire stuff removed, saved about $10k Re: Anyone else building in Glenmore Ridge? 169Oct 27, 2011 2:26 pm Well we are basically next door so guess we would be the same. Re: Anyone else building in Glenmore Ridge? 170Oct 27, 2011 2:43 pm Richard, that is so like this process, dependent on your builder and how you get your plans approved depends on how much fire things you have to do. Great you were able to have it removed!!! CamKat - make sure you keep an eye on it. I have been through a major argument with our builder this week over what is needed and what was not needed. We have about 7K worth of fire things we have to do. Re: Anyone else building in Glenmore Ridge? 171Oct 27, 2011 4:22 pm urrrrrrghhhhh!!! Between the bank losing important documents and as a result creating unnecessary delays plus dealing with a person from the builder that I am sure takes delight in putting in road blocks this has been a long week. I really look forward to getting out of the admin stage. Building tests your negotiation and patience skills! Re: Anyone else building in Glenmore Ridge? 173Oct 28, 2011 11:10 am Yes I saw that, I wonder what these blocks are actually being resold for? At a guess, alot are listing at 10% or more of the original purchase price. In other news, big shout out to Stockland for looking after the over development of sites I spoke of earlier, I hope something good comes out of it and glad that for now I can rest easy knowing we aren't moving into a carpark (fingers crossed). Oh, and it is interesting news on the Mulgoa addresses, not that it does make much difference but if anything I think its a good thing. Re: Anyone else building in Glenmore Ridge? 174Oct 28, 2011 10:41 pm i like the idea of mulgoa... my 500m2 of rural land lol. We have good news.. our builder has pulled some magic and our file is wrapped up and off to estimating.. so we should see a bit of action over the next 10 days - with the aim to have the slab completed by the 15th.. (fingergs crossed on that one!) - but yipeeee!!! we are almost through the admin part! Re: Anyone else building in Glenmore Ridge? 175Oct 31, 2011 10:01 am I went out to have a look on friday night... and to my shock i am framed!! well the walls have gone up, i think the roof frame is going up today, and the bricks get delivered this week aswell... its all moving very quick now. Re: Anyone else building in Glenmore Ridge? 176Oct 31, 2011 11:39 am Great news Richard - show us some pics!!!! Do you have a copy of your floor plan? You have a pretty big block which is great! How is everyone else going? Drew and Renee you are almost there! I have been talking to Drew and Matt and we were thinking of a get together at the Park one afternoon in late November. It will give us all an opportunity to meet again and for the kids to get to know each other a little more because by this time next year we will all be well settled into our homes!!! for us it will be our first christmas - but for Drew and Renee - lucky ones it will be there 2nd!!! Re: Anyone else building in Glenmore Ridge? 177Oct 31, 2011 2:19 pm here is my blog, on 2 posts, a month apart, we have more pics that i will load up. http://the-ridge-lot734.blogspot.com/ Re: Anyone else building in Glenmore Ridge? 178Nov 02, 2011 9:25 am We have red pegs... they have put some some pegs in that obviously will be for the early excavation of the site...now the question is ... when will we see the diggers... Re: Anyone else building in Glenmore Ridge? 179Nov 09, 2011 8:35 am Hi All, its been quite on here, we have a frame up and alot a bricks up aswell, the places that are going up are quick, but still alot of empty lots, how is everyone else doing? Re: Anyone else building in Glenmore Ridge? 180Nov 10, 2011 7:57 pm Get this... I have just found out today from a fellow resident that there is NO PROVISION for any telephone lines at Glenmore Ridge. We are not the only estate that will fall under this problem, but the issue still stands, how does a resident make a call let alone if they need to make a 000 call. Not everyone has a mobile phone so it cannot be assumed that they would use their mobile phone. What other effect does this have, internet access will have to be wireless only, which is more expensive than internet through the phone line. And there is more... Back to Base security alarm systems will not be available, any pay TV access through phone line, forget that too. The National Broadband Rollout will take years to come into effect, in fact it could take up to 2021 before it is fully rolled out, so who fills the gap now? So as a future residents, we need to pull together as a community and get our local member on board, David Bradbury and get the support we need to get ESSENTIAL phone services installed into Glenmore Ridge. The responsibility ****** with Telstra, the Government and also Stockland... they need to work out how to provide us with essential services. A survey must’ve completed by a certified surveyor. This form part of every DA requirement 3 223608 Wish you all the best. Once you signed the contract, they will find millions excuses to charge you.
