Browse Forums Building A New House 1 May 30, 2011 11:35 am Hey everyone, My Fiancee and I are looking to start building in the Renaissance Rise Estate in Mernda this coming July. We are going to build the Henley Luca 4. Is anyone else building in that area with Henley or building with Henley anywhere else? Would love to hear some feedback Thanks!! Jess Re: Anyone building a Henley Home.....Break through Series 2Jul 25, 2011 6:59 pm We are building in Mernda Village with Henley. Please, please make sure u have ur own inspections by a reputable inspector. There are recommendations within this forum. Just don't take anyone's word that they will treat ur home as their own cause they won't. Keep on top of it and make sure they are building what u have chosen. Check all documents and variations before signing anything and don't be rushed into anything, it's ur money. I'd suggest getting ur own inspector after framing and don't believe the line of, "u won't need it, it's just a waste of money". U do need it cause its a big investment and taking someone's word that u don't even really know is dangerous. We have had some issues during contruction and Henley are rectifying but only after we had picked it up and only after our inspector reported it. If they can get away with it, and u don't notice then they will. Tread with caution, Caveat Emptor. Re: Anyone building a Henley Home.....Break through Series 3Jul 25, 2011 7:03 pm Hi Jess, we built with Henley in Doreen. We had a really good build. A few bits dragged out, and we had a few minor issues, but all have been resolved... but overall we're extremely happy We just had our 12 months maintenance, and there wasn't much to fix, the guys were really lovely too. PM me if you have any specific queries Re: Anyone building a Henley Home.....Break through Series 5Jul 26, 2011 6:44 am We're building with Henley (not breakthrough though). We've been very happy with the build process so far (At painting stage now). We've been pretty lucky in that it's been a smooth build and we haven't had very many defects or issues so far. Just pray you get a good site supervisor though - that will make or break your build really Land Deposit - 18/12/2009 Became a land Baron - 21/12/2010 Site Start - 27/1/2011 All moved in!! Re: Anyone building a Henley Home.....Break through Series 6Jul 26, 2011 9:36 am Thanks so much for your feedback and words of advice. I will be sure to check out the Henley thread. We are just in the process of settling on our land, FINALLY!! and will be finalising our building contract in a couple of weeks! It's been more of a stressful process up to this point, so I'm just hoping that it will be a smoother one throughout the building phase. Re: Anyone building a Henley Home.....Break through Series 7Jul 26, 2011 10:43 am Hi Jess, I built with Henley in 2009 (Clendonvale too) and had a pretty good experience (although it is ALWAYS going to be stressful at the time). There are always going to be things that crop up out of your control, but if you have a good Site Supervisor, they will ensure that these things are fixed quickly. Make sure you read, and then re-read your contract and plans/colour documents so you know know it back to front! If you see something during your build that you believe is incorrect, or missing, make sure you bring it up with your Admin person straight away, as your SS may not be aware of it. Sometimes it's easier to fix things then and there than later down the track at your handover inspection! I was lucky enough to be able to drive past my build at least twice a day. If you are not, then make sure you organise to have on site meetings with your SS at least after each stage, or before the next one begins...particually before the plaster goes on to check for positioning of cabling and power points! Links to my build thread and blog are in my sig. Best wishes!!! Henley - Wilshire Mk 3 ... I love my house!! Today we officially settled on out block Such a relief! We just have to submit our Henley contract to the bank for approval and we are well on our way. I'm just really hoping there's no issues with valuation? Has anyone been in the situation where their building contract was undervalued? Any feedback on this would be greatly appreciated Cheers, Jess Re: Anyone building a Henley Home.....Break through Series 9Aug 19, 2012 11:29 pm Hi there, I am considering the Henley Luca 4, have you seen a display or one being built? Do you have any images etc. Lastly, what upgrades/changes did you make.
