They act on your behalf in terms of performing a title search (to ensure the land is as specified in the purchase document, that there are no encumbrances on the title preventing it being registered in your name, and preparing the transfer of land and also registering the transfer of land.) You must be the registered title holder of the land BEFORE the builder will commence building, so once the title is in your name, you don't need the services of either of these people during the build. You can of course, engage the services of a solicitor to review your building contract before you sign it, but that is up to you. Once you start construction, you may want to engage the services of a building inspector to check the quality of work being performed. They can make sure the work is being done as per your contract (plans and drawings) and also as per building requirements. Many H1 members have doen this so have a search of the forums for recommended building inspectors. I believe there is also something in the HIA contract that if you get legal advice on the house contract, you waive your right to the cooling off period.
