Browse Forums Building A New House Re: and so it begins... 62Feb 14, 2012 10:19 pm yay!!! i have the final plans in my hot little plans. just a handful of things need adjusting or correcting so after I sort out that email Ill be sure to post up the final plans. I had a spat yesterday and I was told any errors/adjustments will only take about a week, not 4.5 like the last lot. Lets hope so so Dh can sign before he goes back to work next week. There are a handful of things that need to be sorted but that will be done via variation (without the fee) .
The worst thing about going through the final plans, pre start list and addenda specification list was getting Dh to go over them. lol. They are all signed and ready to pop in the mailbox in the morning. I think we've done all that needs to be done now and hopefully the next step is getting the all clear to start. So come Monday I will be booking in the siteworks guy and the build will go through to schedueling. We cant wait for it to start and it has been perfect timing with us moving into our rental exactly a week ago. Fingers crossed we'll be in for Christmas! We finally have a start date! 3 weeks tomorrow and earthworks begins. The earthworks guy says it should take about a week to finish and that includes putting up our rainwater tank and putting in our septics. I dont have a start date for the actual build though as we are still waiting for the bank to send the stuff through but it should tie in quite nicely. I cant wait. I wanted a price for 4 pegs in the ground, not to send a family to Bali for a weeks holiday! Some companies are an absolute disgrace!!! I am asking myself that question right now about our builder. Our fabulous earthworks guy organised our site to be repegged and its done exactly to plan and 1/3 of the cost. Problem is we looked at it and realised it didnt look right. Turns out the site set out plan showing the extent of the house, and in which the earthworks guy works off and has quoted us on and the surveyor who repegged it worked off, is wrong. It wont fit the house on it. It is 5.4 x 6.4 mt too small. We cannot for the life of us figure out how they did the site set out plan wrong. We have no idea where they got the site set out plan measurments from. It is page 2, with page 1 being the floor plan. We have no idea how this will affect the build and more importantly how much this is gonna cost us. This is the whole reason I have dreaded and am dreading this part of the build- dealing with the siteworks. I am regretting building. I wish now we had just bought a nice established house somewhere near the coast. This dream is more like a nightmare. Perhaps Im hormonal being 26 weeks pregnant but at this point I am pretty sure Im well with in my rights to being really p***ed off with the builder. I knew there would be issues when it comes to building, but to be at the point where I dont trust that anything will be done right unless you go over it with a fine tooth comb, knowing that Im not in any way knowledgeable about anything to do with building a house- I wouldnt see the logic in doing it. Re: and so it begins... 76Apr 19, 2012 11:20 am Well we figured out why the site set out plan is smaller- it doesnt include the back alfresco, front veranda and garage (for some reason) The builder says its for the concreter to see the mid point of the house. Anyway, the earthworks guy and repegger met us at the bloack. We all thought it very odd but its all sorted and everyone is onto it (thank god). The earthworks guy has the water tank all ready to go and we start in a week. I cant wait. Still waiting on Ventura to put us into scheduling. Apparently our pre start lady is no longer with them and they are waiting on the confirmation of the loan amount dedicatedt o the construction. I am having a real drama with this. I spoke with the bank and they say they dont usually do that as they dont formally approve a loan if it isnt enough to finish the whole build but Ventura wont put us through to scheduling until they get it. Nearly 10 months now and we still havent got a start date. Wohoo- today it started!!! 77Apr 23, 2012 10:45 pm Yay- i can finally stop whingeing!!!! I just got an email form our awesome earthworks guy. He's cleared the house area. He says it looks alot different now. I cant wait to go out there in the morning to go take a looksie. Also, movement with the builder. Apparently the prestart lady we have had continual dramas with no longer works there and the lady who has taken over is on to it. We have been prescheduled so worse case we will have a slab going down in 4 weeks. Thats worse case she says. Its taken a loooonnnngggg time to get here but at long last- we're here.
