Browse Forums Building A New House Re: and so it begins... 21Jul 16, 2011 11:50 am How exciting. Last week we went to our friends building site. They're building the Cowaramup Lodge and their brickwork was just finished when we were there. It was great for more than one reason. We picked up on a couple of things which we never considered. The main one being the garage entry. The brick side bits are 2 bricks wide each and when i measured up against what we have now, we wont fit both Dh's and my car in. We need to cut 200mm off each side to make the opening wide enough. Also, the passage way is long and narrow. Ours is even longer so will seem even narrower. Ive trimmed 150mm out of the front bedrooms to make the hall way a smigen wider. The rest of the house is awesome. We also decided to put bushpoles out the front. We had agreed to not have them (we have to stop with the spending somewhere) but we both agreed it will look awesome and finish it off beautifully. Going confirmed to me the colours- woodland grey roof, trealla limestone bricks with a red brick sill trim. Jarrah look poles, garage door, front door and gables. One thing sorted. Now for the essa stone and bench colours. We're going for timeless not trendy. Any suggestions? Re: and so it begins... 22Jul 16, 2011 12:25 pm Hey thats great,how exciting to be able to have a look all ready,have a look at things your unsure off & change I think we widened our garage by 5m & took the hieght up too,i have a 4x4 & needed the extra height. Also to the wigth,we didn't wont to be bumping car doors. Even though my mans car will be in his shed & garage poss used as gym or kiddies table for racing cars it was just too small. Bugger the hallway,i had thought about this before & thought nah it will be ok,maybe not? We are not doing TRENDY/IN either,we have pre-start monday & i'm worried.second/third guessing everything. And now after not wanting any imput into colours my man has told me he likes another roof colour & paving Ours is earthy-rustic,hog bristle (white?)walls?,white trims all to keep it light & fresh,feature wall in living(poss green) & bedrooms,theratre darkish. All the same essa through-out for a flowing look,same floor tiles in wet areas,feature pebble stone only in bathrms,poss same cupboards though i'm thinking white in kitchen other is mmmmm ive forgotten ? Our furniture is wood & choc leather lounge for living so i'm trying to tie it all in,I THINK We have the large windows & 4 sliders to kitchen/elfresco so our idea is to bring the outside in inside out sortta thing.. Lots of tress etc to see,hence the green wall in living. For 11 they cost Dh's mate $2500. We need 13 of them so that stings a little. Sorry- I wish I hadnt mentioned the hall. Dh wasnt worried about changing it because he thought it was fine, which it is however, with our changes our hall is now over 12 meters long and with the extra lenght I thought it would feel really closed in. Im painting the whole inside seeded pearl. We have that at the moment and I really like it because it is light and bright and clean looking and it mixes well with any colour. Im leaning towards panna cotta or dusk for the essa stone (I say I coz Dh jsut says 'whatever' so long as he has the jarrah doors with limestone bricks and dark roof). We did get that in the package. It comes in quite pricey ($8600) because we are getting the bench beside where the fridge goes in the stone too but it would look stupid having that bit done in laminate while the rest is in stone. Apparently though we have a enough left over so it can go in the powder room, the ensuite and the main bathroom. that though makes it hard for the bathroom colours because we're having full height tiling and I wanted the white slightly rippled tile with a border and dark floor. My brother has this in the UK and it is lovely however they dont have underbench cupboards, only the white ceramic vanity so that idea had to go. Then my 14 year old daughter and I picked out beautiful tiles for the bathroom but apparently they're too big so back to the drawing board again. Im thinking the same colours for bathrooms laundry and powder rooms. For no other reason than Im lazy and knowing me one will look awesome, the rest horrible. With no comparison it wont play on my mind. (well hopefully not). We too want to bring the outside in. I definitely want a dark feature wall in either the media or activity room. We have one at the moment (chocolate brown) and it is gorgeous and goes beautifully with our black/ grey couch. All this talk is getting me excited! Re: and so it begins... 26Jul 16, 2011 8:59 pm Oh we were told $50 ea,mmm they seem to pick numbers outta the air sometimes it seems I have seen an add in our local paper for the bush poles,maybe i should give the guy a ring tomorrow. I just had a chat with hubby about hall,his not worried but i may ask about it monday,dont know the length but it must be close to yours. Our colours for walls are not set in stone,nothing is atm Yes the panna cotta was the one i was looking at,little bit less stoney than the one i chose,for now anyway. We moved the oven etc around,the quote we have for the essa stone is $5000 for the whole house with waterfall edges,seems its a great price,will be intersting what V says. Our contracts are in and we need a 1100mm sand pad. Funny how our last site works report said we needed a 900mm one. The earthworks guy quotes $18,000 for sand but that was for a 800mm sand pad and said we probably only need 600mm so would refund what we dont need. So now its $6750 extra just for sand and an extra $7000 or so for the engineers details based on their own report. I feel like telling to shove their report where the sun dont shine. The sales guy has never heard of a 1100mm sand pad in our suburb. We have an S class soil classification but they recommend a FS8 footing detail (?) I wish we never bought the block. Two different engineers gave different recommendations for the sandpad, footings and wind classification. The only thing they agreed on was the S site classification. What really annoys me is they said they couldnt use the other report yet when comparing them I dont see how they couldnt understand it! I thought they were being good saying they will refund the cost of the report (due to having to get it done again) We will more than pay for it with increase in costs of sand and their engineers costs with regards to the footings. He encouraged us to speak to the engineer about the report (Dh has already rang and waiting for a call) and said if they can and do change the footing details and sand pad requirement then they will automatically go off that and the price will come down. After yesterdays let down, I am feeling back to wanting to build. I must say I am still rather impressed with our sales rep. So worse case scenario is $19K. Ouch. Anyway Ive decided to take Dh's attitude and say its gotta be done. When I go through it all though its not a great deal more than I had originally budgeted for so Im not overly concerned. I was happy about one thing- I finally roped Dh into going to the tile shop and picking all the tiles by enticing him with meatballs form IKEA. Im really worried about the colours I like dating so we've gone for a neutral (ie safe) option. Im such a wuss but I really wanted to keep the kitchen bench and o/h and u/bench cupboards light and moleskin is the only laminate colour that we though went best with the panna cotta top. Dh picked the splashbacks which we hope will add that bit of difference. It brings out the brown specks in the panna cotta and the cream in the panna cotta brings out the cream speck in the tiles. Sorry its a bit blurry: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ For the bathroom, ensuite, and powder room we went against the original idea of white wall tiles and dark chocolate floor tiles as it wont go with the panna cotta bench tops (we have a heap left over from the kitchen). We'l have the feature tile running under the mirror/above the vanity and then a strip running downwards where the taps will be. It looks browner in the pic than it actually is, it has a bit more grey to it and is quite close colour to the floor. Its not exact which worries me but youll only see that where it joins in the strip in the shower. Separated, they look very similar. Anything on the floor will have the stoney colour, anything vertical has the creamy colour (which has the specks of stoney colour in it too.) The laundry is just the cream as the splashbacks and skirting, the stoney colour on the floor and moleskin benchtop, underbench cupboards and overheard cupboards. Cream cream cream- I know!!!lol I just like light. We wanted timber but were going to go with tiles for the maintenance. The first tile shop we saw them and they were ugly but at the tile shop where we are getting our other tiles from they have a different brand and way better colours. We're going for a lighter but bot the lightest colour Now we get the best of both worlds. I havent got a pic coz at the tile shop i almost had a heart attack when we heard the price but after thinking about how long they will last and how nice they look we've decided to go for it. I think the chick organising it was geting a bit annoyed with me but DH works away and with his kids coming for a visit them me taking BD to Bali and then DH going on a camping trip plus her not having space when we're available, meant we have a 2 month wait. we werent too worried as we STILL havent sold our house yet but we got good news from our morgage broker and by changing banks our siteworks will be included in the cost to build and we can get started without selling.
