Our house is slightly raised at the front requiring stairs and an alfresco area out the back that we have nominated to arrange building rather than have the builder do it. So I am going through the contract and it says that external stairs and balustrades etc are excluded. Now this makes sense for the rear but wouldn't it be a normal thing for them to provide basic timber stairs to the front? Is this something the owner has to do? Any help gratefully accepted. I would love to see the builder try and get an occupancy certificate for the house if you can't even use the front door However, what you might find is that the builder will have to do the stairs, but has left off the price. So they will sting you for the stairs latter. Makes their contract price look much lower. Re: External Stairs - who is responsible 3Jun 28, 2011 10:33 am We have also agreed to pay and install the stairs ourselves. our builder kept stuffing us around with options for a deck/landing/stairs and sending us price variations so we said to just delete it and we'll do it. The builder would have no problem doing it if you pay them to do so but will not include it in their standard charge. So will need to sort out something for the front...fun. I think they usually assume that you will get them done as part of your landscaping??
