Browse Forums Building A New House 1 Jun 26, 2011 1:08 am Hi All, been browsing about on here for a bit getting some ideas and figured its time i start my own thread seen as we have prestart on tuesday we are going with our own custom design but its based on the complete 250 We have a Battleaxe block which has bought about a few challenges but redink seem more than happy to take them on. Also we are building in Middle swan which is choccas full of clay so we decided to do the majority of our own site works to save a bit of moolah... we were originally quoted 35k for this and figured we could save at least 20k doing it ourselves... needless to say after digging out close on 1M its a big sea of sludgy mush and now looks like we may have to retain it before we fill the block with sand.... anyways, back to the fun stuff... some of our choices are... Bricks Augusta Limestone 2c no render on the outside, just the bricks (why cover up something that already looks great) Roof Colourbond Dune with jasper gutters/fascias and cream downpipes Garage roller door Jasper Ensuite wall tiles - Allegro Beige floor tiles - Como Noce inset - orchidea orio facia mosaic as a strip on both end walls of shower and a horizontal strip under mirror Vanity top - Formica 'French sandstone' - velour Vanity facing - Formica 'vincenza walnut' Gloss Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Bathroom same as above but the mosaic strip is Mini Quadri Kitchen essastone 'New Basmati' benchtops cupboard fronts 'Velveteen' gloss plus Wall tiles 'Moka Levigato' (these are 300x600 and we will have 2 rows along one wall as a splashback) we are undecided on overhead cupboards/colours for these as yet as we want to see how much extra they are otherwise we will do them after the build... I like a few things you've done with the plan! Particularly the added "retreat" at the front. Perfect for a new born! Not that you'll have to worry about that, apparently! There's a couple of similarities, actually! 3 bedroom, with the 2 bedrooms being a "proper" good size, Study, Theatre without connecting walls to bedrooms. Reading that you've requested a deeper bath made me regret not doing the same. We're never going to use the baths provided, until we have to bathe kids. Its far too small to be practical or comfortable! Huge window in the kitchen! WOW!!! long day but well worth it... and may i say, Redink, you really are number 1!!! they had an estimator doing the costings downstairs while our prestart lady was putting them in with us upstairs! and onto the prestart lady, her knowledge was outstanding and her ideas helped us immensley, fantastic advice! needless to say we got them then and there, got to bring them home with us for 48 hrs before we sign off on them and take them back!! they have also massively expanded their standard range so we didnt even need to upgrade a lot of things! In their standard range of bricks it has gone from a choice of 3 to a choice of 7, and their pavers a choice of three (rectangle) to a choice of about 8 including square pavers as a bit of a guide our elec changes cost us 1700 however this includes all light switches with dimmers, all double gpo's, about 10 extra gpo's, 4 TV points with data next to them, and a few extra lights outside. oh and a 40 amp single phase power outlet for our spa outside a couple of the big ticket items were our splashback which was an extra 600 or so, changing the alfresco from 25c hardiflex to 28c recessed plasterboard with the eaves 25c (just over 2k) our fixtures and fittings in the ensuite to mixers that we liked so all in all we came in UNDER our budget and are VERY happy!! They seem to be throwing a lot more in now then when we started. Our reason for building was for the planned expansion of our family. Since signing our preliminary contact we have gotten pregnant and now have a 3 month old. We were initially told a schedule that would have given us plenty of time to prepare the new house before delivery, even after land titles being 3 months late according to their schedule and comments we were to have around 3 months to prepare. We are now approaching pre-handover inspection. I don't doubt they can do it in the time they are telling you, I would just be prepared if it does not. If this is something you are considering looking at then I would suggest that you give your Prestart Consultant a call, or drop them an email to discuss what options are available to you. I would imagine that there would be a cost involved because the price of your house at sales stage would have been different to the current price, which has these extra items as standard. This would also cause a delay in your prestart process due to the changes you would be making. Thanks.
