I recently built a house with Bentley Homes, and they where great. Would highly recommend them! I we are building on a 300sq m block in North west Melbourne and researched all options over the last 3 months just signed yesterday. This would mean you may only be able to build a single car garage house as majority of builders require land that is at least 12m wide for a double. We built a double garage, 3 bedroom, study, kitchen open plan living area, for $171k but we put our deposit down back in mid 2009, so prices have changed since then. The main thing is that you won't have much of a backyard. If you're looking at volume builders Henley, PD, Carlisle and Big M all have plans that suit a block that size. For reference, this is the Austlii reference.
