Browse Forums Building A New House 1 Jun 21, 2011 6:45 pm Just hoping someone who has built or is building with Eden Brae can answer some questions for me: Tiling/Flooring: * How high do the tiles go up in the kitchen (splashback) * Is there a single row of tiles that go above the bathroom sinks? * Has anyone done their own flooring (eg Timber Laminate) instead of going with tiles? Electrical: * How many power points and lights are you allocated for each room as standard? Paint: * Is two coats sufficient or do we upgrade to three? That's all I can think of at the moment. There are so many different elements to look at It's hard to keep track of what's what and most importantly the cost! You can get tiling as high as you like if you pay for it. We got the tiling right up behind out range hood to bulk head. - Yes to tiles on vanity. Again can tile to ceiling if you pay for it. - Yes to flooring - we upgraded to laminate - One powerpoint per room, sometimes 2 check with display home salestaff. You can add as many as you want at your electrical appointment but........ you have to pay. - We got 3 coats of paint. 2 coats of Tradex is standard, can upgrade to Taubmans Living Proof or similar or go the three coats of either Tradex or Taubmans. Just to let you know. You have an appointment to select tiles and flooring, here you can upgrade, change size, determine grout colour, grout size, pattern to lay, height to tile to, etc, etc. Anything is posssible just at a cost. Then you have an electrical appoint here you can opt for extra powerpoints, cieling fans, solar panels, dat points, downlights, etc, etc. Finally you have a colour appointment to select everything imaginable, again anything is possible (swimming pools, fireplaces, right down to door stops). WE went to Homeoptions Gallery, PGH bricks and Di-Lorenzo Tiles BEFORE signing up with EB. It gave us a good idea what upgrades we wanted and what costs we were looking at. We only got a few upgrades done with builder as you will find upgrades & extras premium priced. We have a sparky lined up to install downlights ($50 vs $120) Fit ceiling fans ($80 vs lots) Also planning to contact a local cabinet maker to make up a few extra cabinets for kitchen & laundry. We also had an issue with a standard vanity installed in WC - vanity wasn't standard & supplied taps wouldn't fit, builder offered to supply from their range for $480! - I found one for $85. We are building the Hawthorne 27. We visited the new HOG in Thornton last week and have our Tiling & Electrical appointments next week. It's all so much to think about! I'm feeling a little lost Karry327 I love your blog!! It's so informative! Did you get prices for all your upgrades/extras while you were at HOG or afterwards? I didn't think that laminate was an option with Di Lorenzo? We had enquired about laminate flooring and was directed to the hardwood boards and told it'll cost about $50K to upgrade. We'll check with them again cause I'd really prefer timber over tiles in the living areas. nrh157, we can't believe the over inflated prices that they try and slam you with! We are lucky in that my brothers are electricians so we can organise extras later on but it would be much nicer to have it all done before you move in. As for the kitchen, we have received a quote that was for less then half the price for cupboards on either side of the range hood. I'm just not sure though how high to take my tiles? When we discussed them with Di Lorenzo they had to ring & check EB would be ok with it, so perhaps it's not something they do often. Either way, they do have them & EB do allow it, so just push for it if it's what you want. We tried to do as much homework as possible re bricks and upgrades. Couldn't really get much in the way of prices however we could check and see what was standard and work out if we liked it or not so when the time came to choose, we had a better idea of what we were best to keep, upgrade now or do ourselves later. BTW re the flooring, you can just get a credit for the flooring and do it yourself after hand over if you want to? Would be cheaper - we just wanted as little as possible to do after handover. We were looking at overhead kitchen cupboards but looks like we'll be doing that after handover to save some $$. Not sure how far up the wall they tile but will be asking all those questions tomorrow. How did your colour selection appointment go? Where abouts are you building?
