This method allowed us to avoid paying an architect separately as the builder drew our house plans. In addition, we included many features such as high ceilings, granite benches, etc. I thought that the resulting total price was very good for the final product. Now we are considering building a custom two storey house in Perth. Note that I would be happy to keep looking for a standard builder's house plan in order to optimise cost, but the other half 'needs' a basement/workshop, plus a sunroom/atrium on the top level, etc. Hence, we are wondering what is the best value method to build a reasonably high specification two storey house in Perth with a large basement. Perhaps the options available include: 1. Use a two storey project home builder and upgrade the level of specification to our taste. However, I am not sure if there are any suitable two storey budget/project home builders in Perth. 2. Use a mid range luxury two storey house builder such as Webb & Browne-Neaves, again using their in-house design service to draw our custom design. 3. Use a high end luxury storey house builder such as Domination Homes, again using their in-house design service to draw our custom design. 4. Employ a designer or architect to draw up the complete house plans, to our custom design and with a detailed specification, and call for tenders from 4 or 5 builders. This method will obviously mean that we need to pay separately for the house plans, but the overall cost may be the best value. Advice regarding the above questions would be appreciated, and if you can share any details regarding your experience, this will be helpfull as well. Thanks. It sounds like you are looking to build a very nice home with quite a high spec, and if you go for option 1 or 2 you might find that you won't be able to add the up-spec'd items that you want, as some project and mid-range builders just don't allow the option to upgrade as much as some people would like. Option 4 would work well if you don't really want to do your own homework or shop around yourself, because you would be leaving the builders to fight it out for your business. However if you are happy to do a bit of shopping around the builders yourself, option 3 would save you more money than 4 because you wouldn't have to pay for a separate designer. Well here is a good tip on how to find a good and reliable home building company. First you should look for a company which is easy to confront and offers good $ for building your home. Affordable $ with quality works. We were very close to signing with them, but due to finances ended up with with a large project builder instead. I would recommend them from the experience we had with them.
