If so, what builder did you go through and how much did it cost you? What obstacles are there with this style of house? We have a 3m sloping block on 540 m2 in Melbourne and are looking at all different options for a single story. Appreciate your comments! We where looking at one originally, however in the end what we ended up doing was a cut and fill on the block, and then setting the garage 1m below the height of the rest of the house. That way the house sat high on the hill, but the driveway isn't too steep. We built with Bentley homes, and they are fantastic for this sort of construction. There is a bit of extra cost in doing it, but at the end it can make the house look so much better and grander, so I think it's worth it. Split levels are very comon in our estate due to the hilly nature. We went with a smaller builders as a lot of the bigger builders did not have the flexiblity that we need. Working with the block was an advantage, remember the less cut and fill you need to do the less retaining need. Building a split level home also can give you a more individual style. We have 3 young children and I didn't want stairs inside the house, so they are in the garage instead! Re: Has anyone built a split level house? 5Jun 18, 2011 9:06 pm Hi there, newbie here! Been reading heaps but first time posting I'm also very interested to read any other bits of advice regarding the OP's question. Hubby & I are in a similar situation. Our block is (as quoted from the builder) "double the slope that we initially thought" so while he is now slugging us with a $20k retaining wall, we're looking into other options. Thankfully we haven't signed contracts with him (was initially a house & land pkg; land settles next month but nothing happening with the building contract yet.) If we did go ahead, he won't let us use anyone else except his people for the retaining wall as he doesn't trust anyone else's work, and would in fact not validate the warranty & possibly not even build. Hows that for pressure?!?! I'm not 100% sure on the slop/fall of the land, but in the back of my mind I'm thinking 2m-ish? Would a split level be more cost effective in this situation, or are we just destined for a nice big retaiing wall anyway?
