My Land is 14m x 28m There is no easement at all. and there is no requirement for the estate about the rear setback so 28M - 4.5M (Front setback) = 23.5M length that I can build. But Some builder mention that there is default guideline in victoria that we have to build only 60% of the land. and must have at least 2M rear setback The problem is couple builder said that I has to be 2M but some of them said it's ok at least 1M. Is that correct ? Some builder said that it's ok to have 61% site coverage. Does anyone know where is the resource that I can find out this literal information about building envelope or site coverage ? Does anyone know the different between Building Envelope and Site Coverage ? Btw I am trying to build in williams landing estate. If anyone has this information will be appreciated. The designer can design an efficient home and stay withing all of the required guidelines, making the application process a smooth one. m.h. Re: Building Envelope in Melbourne West 3Jun 16, 2011 4:52 pm Site coverage is the amount of land that your house covers - the building regulations state that only 60% of your land can be covered - 40% must be permeable by rain. A building envelope is where the developer/council, stipulates where you can situate your house on the block - i.e 4.5 m to the front of the house, 5m to the garage, 1m from one side boundary, right on the boundary etc You should find all of this info in your developer guidelines - it will be in your land contract. I found this on Wydham council website SITE COVERAGE Buildings must not occupy more than 60% of an allotment. Unroofed swimming pools, unroofed terraces, unroofed patios, unroofed decks, pergolas and eaves less than 600mm in overall width may be disregarded for the purposes of calculating site coverage. PERMEABILITY If a building is to be constructed on an allotment, not more than 80% of the area of the allotment can be covered by impermeable surfaces.
