Browse Forums Building A New House 1 Jun 16, 2011 12:38 pm So I have just bought a 1003sqM block of land with a house on it. I need to find a building company who can organise permits through the (Casey) council, and use their plans and build the houses. Ive heard of a few out there, (some even in The Age last week) but want to broaden my search. Anyone got any recommendations for a full site build? Company names etc? My uncle is an architect and a builder but is involved in multi million dollar projects for next few years and cant do mine but is giving guidance. He said he has build 4 dwellings on 910sq so on over 1000+sq should be no issues with double garage on each. He said their are companies that go get the permits for their plans and also build (all in one package) which i think would save heaps of headaches and to a good packaged deal. Is a town planner still needed? Or is that all apart of obtaining the sub dividing permits? ~18.3m WIDE and ~54m LONG property (has a house on front ill need demolished). With sewerage location etc and looking over the section 32, uncle said it will be fine. Many councils are now cracking down on high density housing - too many neighbour complaints. Phone your local council and check what can and can't be built before wasting any money getting plans drawn up. Some things are worth waiting for. Do metricon or big building companies like that have FULL SITE plans already to buy? Like a 4 dwelling site. Anyone recommend someone other then metricon? I live in Mount Waverley and have noticed projects by Liberty Builders and Formula Homes. Maybe give them a call as well.. Just because Council have indicated that there is potential to develop your site, that can never ever be taken as a guarantee that you're good to go. I strongly recommend my clients allow for at least two pre-application meetings with the Council's planning officer through the design process to ensure all issues are identified, discussed and addressed as early as possible. This will also provide you with clear guidance on any sticking points or potential problems that may come up later on. Then bank has been running behind and I will know by end of today/monday if it has been approved. The valuation happened yesterday and passed in fine so all should be good to go. In the mean time, I have gone in to see National Builders. For about 170k I can build 4 x 4 bedroom houses brooms ~3.0x3.0 with laundry and ensuits in main room. National builders can also oranise all the town planning, permits and all the building. This seems like what I will go and do as I do no have time to do things myself and chase things up. It may cost me an extra 30k-40k or so all in all if i was to organise permits myself etc, but for this project that is fine. They will do everything, and i just get the keys to the 4 houses once all done. National builders also give me a weekly report on how things are progressing and also hound the council for quick permit approvals. If everything runs smoothly that is. ...and of course it wont. Anyone recommend anyone else who can compete with National Builders who can organise town planning, permits and building? metricon and a few others i called ONLY do the building side of things.
